Hi all. Tenant wants to know why I am terminating the month to month tenancy. I have given over 45 days notice, so that is more than is required notice in Florida. I know I don't have to give a reason, but what is your standard response? Thank you!

The reason is , it's in the contract, either party can end this agreement, they could have ended the agreement also. The reason is the agreement is ending, its written right in the lease. Do not give them any other reason. Just keep repeating the lease clause until they get it. That is the reason. I've only played that card once, but I was happy it was in my hand when I needed it.
So, no experience as to actually giving a reason-- because giving a reason would have led to an argument as to why I was wrong and how unfair everything was. Instead, I had to repeat like a robot, "Your lease is not being renewed. This is your 30 day notice. Your lease is not being renewed. This is your 30 day notice. Your lease is not being renewed. This is your 30 day notice." every time they asked me for a reason.
If there's genuinely a reason why you want them out of your life... they can fill in the blanks themselves without any hints from you. (Hints would be detrimental.) If it really is something out of left field, you can be honest with them, if you do feel like being conversational and giving them the real answer. ("I'm selling and moving to Hawaii. Be happy for me.") But, I suspect, since the question has come up as to what to say... the real reason probably isn't something you're comfortable in telling them. (Ranging from "you're a terrible person and I'm done doing business with you" to "I had a dream this town got wiped out by a hurricane so I think I'm going to sell now" to "I can sell this house for five million dollars as soon as you're out.") ;) --137.118.xx.xxx |

Me? I would ignore their request for more info. You do not have to reply to every question.
You gave them notice and that’s the end of the conversation.
Mail your Move Out Instructions and checklist to them now.
We send them at first notice, and again 2 weeks later, and often again before move out.

I want a lot of things, but I don't always get them. Ditto here. Really like Deanna's and Brad's responses.
Rule 1 - Say nothing.
Rule 2 - Ignore. You have NO OBLIGATION to respond. They got the notice, as evidenced by them contacting you.
We live in a social media world where every response gets tossed back and forth until both sides are screaming at each other. The simplest way to avoid problems like this is not to respond.
Attorneys get paid $300 - $400/hour for their advice. You know the piece of advice they give their clients most often? "SHUT UP!"
Good advice. I'm passing it along for free. No charge this time (*grins).

Do not respond to any communication from the Tenant, unless it is absolutely necessary. Nothing verbal.
Please Remember - Most tenants do NOT read the Rental Agreement and very few understand it or at least that is the way it is in my area. You have given them 45 days. Have your plan B ready if they don't move out after the 45 days.

Thank you all. I am not giving a reason, but I thought of this statement that may do the job one day to "appease" someone if absolutely needed to tamp down someone's emotions: The owners have decided on a certain course of action for the premises and I am not at liberty to discuss them.

If your state allows the "no cause" termination....Do Not Say anything else..it will give grounds for a defense in court. Oregon recently eliminated the "no cause" for any tenant in place for over a year. What the do gooder don't get is that there's always a reason... now it will be on record and most likely the tenants will not find a new place to rent. --97.115.xx.xxx |
