Zillow has a pre-screener and the applicant completed indicating that she has a dog. I sent her one of my pre-screening forms which has a question regarding animals and she answers no. Applicant has two kids ages 11 and 5 along with her fiancé. I noticed the difference in the response and message her asking what sort of dog does she have and here's her response:

" We have an 11 year old pit bull she is very quiet and well behaved but we have a foster family lined up if dogs aren’t accepted. Our landlord has also put information about the dog in our reference letter."

I think this is suspect, particularly if she has kids who probably love the dog. Can't see her just putting the dog in a foster home. I think that they'll try to slip the dog in later or claim its an ESA down the road. Thoughts?

I know it's sometimes necessary, but I find people willing to get rid of an 11 year old member of the family pretty despicable. And a foster family is not an adoptive family - it's temporary. --50.82.xxx.xxx

I have it in my written criteria that I will automatically reject anyone who claims they will get rid of a pet.

I assume they are lying. If they are not lying and would really get rid of a pet in order to rent, I consider them to be despicable and irresponsible people.

But at any rate, it is right there in my written criteria so it is legal form me to reject for that reason.

This foster family is Grandma. Then they get papers for ESA and the dog comes to live with them again. Or some version of that stage play. They don't have their life together and they are giving conflicting information. So pass. --172.58.xx.xx
