I have one SW Mobile Home which is located on a private lot inside a Class C residential hood (sometimes it is a Class D hood depending on who moves into the junky trailer next door). My asking rent is $650.00 which is $75.00 higher than what the previous tenant was paying. This MH has been my number one cash cow (35% ROCI return) for the last 11 years. My crew and I are almost finished doing a major rehab on this MH. All VCT floors are now being covered with Allure. New paint everywhere. New window A/C's and electric wall heaters have been installed.

Go to Zillow and plug in the zip code (35904) in the search box. It should be the only MH listed and it is painted my signature sun Yellow color. After the Allure gets installed, I will take inside photos at that time. I wish I had 10 MH's on private lots just like this one! --68.63.xxx.xxx

WMH,

In 2010, I paid $5K for the trailer and put $15K into it. Cost basis of $20K. Last tenant was there for 5 years and paid $600.00/month. He wanted to buy the trailer from me for $17K but I refused it since the rental income was a lot more sweeter than $17K.

Richard- those 2 MH you are referring to is a story I can't post here. Maybe at the Mr. LL convention bar but not here. --68.63.xxx.xxx

One reason Alabama is one of the poorest states in the U.S. is because property taxes are so low! Since many AL politicians here own rental property, none of them want to increase taxes since they would only be hurting themselves!

Ken - No, my MH is located in an old neighborhood of 1940's vintage foundation built houses. Back in 70's there use to be a real house where my MH is now and the concrete driveway is the only remaining evidence of that house,...that probably burned down. The lot was cleared and this MH was put there in 1976, when the MH was brand new.

There are several MH parks around here where the lots are sold with the MH. These MH parks are slums since most of the MH owners there are nothing but white trash rednecks.
