3 applicants, they are renting 3 bedroom single house currently. They want to rent one bedroom apartment because rent is too high.

2 applicants in their 60, husband and wife. Wife received SS, but she is looking for work. Husband received unemployment since 04/2020. The unemployment payment is in form of credit card like, not check or direct deposit to bank acct. Almost $800 / week per the year 2021 EDD statement.

Husband has one credit card acct with 180 day past due with late payment history for 5 months in year 2020. Bal. is 0. The account is canceled by credit grantor. Last update 09/2020. A car loan with $200 / mo payment. Daughter is driving it.

Wife has only one credit card and charge to max at $8000, pay minimum. She also has a car loan at $350 / mo. Join bank account in low 4 average.

3rd applicant is the daughter in her 40, with $6500 / mo income per paycheck. (She didn't come to see the apartment. All communication with mom.) She has her own company. She paid herself with paycheck, but I don't see the amount (after tax) deposit on her bank statements. Each month deposit is less than $4000 from Zella payments and other small amounts. She has low 5 average bank balance. She has a $28K student loan with $0 payment amount, but it shows pays as agreed. She pays to her dad to pay the $200 car loan. Year 2019 reported less than $30K income. Year 2020 reported about $51K income. (Tax returns address shows previous resident address that she just filed.)

There is a Equifax MTG inquiry recently.

Ask applicants to provide rent receipt, but they said direct deposit to owner bank account has no receipt. Weird. None of their ID show the current address. They move-in in year 2019. They said they got lazy to update the ID.

Owner's phone # is listed with the same address as the applicants current address. Everything is good from the owner. He seems to know them well.

Something is not quite right. Reject them due to one applicant has late payment history? --76.169.xxx.xxx

Three people in one bedroom apartment is over crowding. More then likely one person to two people are going to live in apartment. Take a look if they default how long it is going to take to evict where loses keep adding up. In the province of Ontario as result of years of hostility towards rental housing providers vacancy rate are at zero or one per cent on and off where anyone with a credit score below the seven hundreds is to find a extremely difficult to find a rental unit. Never take a reference where they are living where it is better not to tell the truth then go thorough a difficult eviction process. Most jurisdictions vacancy rates are extremely low or nothing at all. If the utilities are not separated out then consider one utility at time to separate out. Unpaid utilities and unpaid rent go hand in hand together where if applicants find out utilities are separate they do not show up as there are unpaid utilities. --99.236.xxx.xxx

I agree with JB. That’s just talk to push the LL’s greed button.

In MY state I can still screen their SOURCE OF INCOME. No SS, no disability, and no self employed because we cannot garnish ANY of those.

Keep marketing like a madman to increase your odds of finding a regular person without problems which will become yours.
