So. Have a tenant of about two years, I guess: husband, wife and adult son. He had a great job when we took them, a truck driver for Walmart. Then had some back issues, an operation (so not a faux bad back) but continued paying rent throughout as Walmart has great disability.
Gets back to work all good.
Next thing I know - a month or two ago - he asked if he could pay rent a bit late with the fee. Warned me ahead so I agreed. Happened again this month.
LONG story short: he lost his job with Walmart for "mixing up his wife's pills with his..." and is now selling cars...
His lease ends in June. I'm going to let him go month to month for now but I know this isn't going to end well...I could fill his place tomorrow with great tenants but there is literally NOWHERE for them to go around here, so we'd be faced with all that drama.
So all the vetting and the background checking and the credit, blah blah blah: means nothing in the long run! Not saying don't do it, of course, but anybody can have LIFE happen to them... --50.82.xxx.xxx |

2) Notice to cure: basically get your junk moved from your storage unit into our house OUT. House is for residential purposes only.

I lived this exact same story, except my guy worked for the local utility company. The guy who "mixed up his pills" actually got addicted to opioids from his back injury, chose to not seek help, fell deeper into addiction, and of course lost his job. I think he might have ended up selling cars too. Haha! Anyway, he kept slipping later and later with his rent and then I bounced him out. Every time I’ve had good tenants go bad- it was drugs. Doesn’t matter if it’s a $2500.00 month rental or a $600.00 month rental. I was at lunch last week and saw an ex tenant of a Class A ( Luxury) rental . She wasn’t at the restaurant, she was across the street sleeping at a bus stop. Pills started that too. --68.191.xx.xx |

Yep. I wish we could have them wear a RENTER FITNESS tracker so we would know when things change.
Congrats on spotting what could be the beginning of the end.
This reminds me of when internet chats rooms were new. We lost several renters who “found love” in another state and disappeared, sometimes leaving spouses and children
We have our folks fill out a fresh app each year. Helps us spot changed jobs and phones. Not perfect but it helps.
He MIGHT make more money in sales. It can be a good profession for the right person. It I don’t recall any car dealerships on the island.

He's not on the island, he's about 10 miles north, and his dealership is about 20 miles north of that, maybe a bit less.
You know, Brad, we used to include an "Updated Info" sheet with all of our leases, updating jobs, telephone numbers, etc. I wonder when & why I stopped doing that? Only makes sense! --50.82.xxx.xxx |

This past year a car salesman should have been swimming in dough. So, your tenant isn't any good at it. The car dealers haven't been able to keep cars on the lots, they are selling so fast.
But yes, it is not rare for tenants to go bad. Drugs or divorce if the change is sudden. Or, long term tenants slowly slip into lethargy and stop taking care of things. --76.178.xxx.xxx |
