Only time will tell if it's successful, but for each of my properties, I've began to place notices in the crawl space to hopefully prevent cable installers from doing any more damage to my floors:

THIS IS A RENTAL PROPERTY. OCCUPANT IS NOT AUTHORIZED TO APPROVE ANY MODIFICATIONS TO PROPERTY.

PROPERTY OWNER DOES NOT AUTHORIZE AND STRICTLY FORBIDS ANY HOLES OR PENETRATIONS TO BE MADE INTO ANY PORTION OF THIS DWELLING.

1. NO EQUIPMENT SHALL BE FASTENED TO, OR INSTALLED ON THIS DWELLING. NOTHING IS PERMITTED TO BE MOUNTED ON THE ROOF, BRICK, PORCH, DECK, OR ANY PORTION THEREOF.

PROPERTY OWNER MAINTAINS ALL WORK ORDERS REQUESTED FOR PROPERTY, WHICH INCLUDES TECHNICIAN'S NAME, DATE, AND WORK REQUESTED.

The notice is installed in the crawl space where it can't be missed, fastened in place with bright red tape in a water proof zip lock bag. Most of it is all a bluff, but hopefully I'll stop getting houses back with cable holes in the floor.

Can't hurt to try.

But, what if they go to the roof first, to fasten the satellite dish? They won't see the sign.

I'm erecting a pole to be used for dishes / antennae. I hope that will be obvious enough! Maybe I'll add a sign to it. --68.229.xxx.xxx

Why not pre-wire the house and have all of the wires terminate at a pole fastened to the house. Then instruct the tenant that there will be a large fine if the dish is attached to the roof. Walk the tenant through all of the wiring so he/she can explain it to the installer. The installer will not run cable if they don't have to. Run both phone and cable into a hall closet and install a power outlet there too on shelf. Let the tenant know that's where wifi and internet equipment goes. --108.69.xxx.xxx

With my experience, unless I have a cable jack on every single wall, the tenant is just going to put one wherever they want. I’m hoping this will curb that. --172.58.xxx.xxx

MY experience? They don’t care. Installers are paid by the job so fast and easy is the rule.

My lease is clear: a full page (not all words, just it’s own page for impact) holding the RES responsible for holes and damage that is not done in a workman like fashion.

Cable wires are inevitable. Gotta have cable wires to have wifi in the house.

Most of our homes had cable installed YEARS ago. We leave the wires for future use.

So tired of the cable stories, I pre-wire rooms and the ends are labeled and connected to a 8 inch plywood. Dish must be ob pole or it is removed and left at the front door so the company can return and repay my tenant 200bux for my removal fee initialed in the lease (before keys are issued). --76.188.xxx.xxx

I like the idea, but I think most contractors will ignore.

How much work you put into this depends on how important it is to you. If it's VERY important, focus on the resident/tenant. When you do the lease signing, ask them if they plan on having cable installed. If so, try to get them to coordinate having you there when the installer arrives. Or, if you feel that's a waste of your time, you could ask the tenant to let you know when they set up the appointment, then you can follow up with the utility and give them instructions. It's extra work for you, but if it's that important...go for it.

One thing we've had to do is put a clause in our lease that such cabling was not installed by us and therefore may not work properly. We had tenants move in, screw their TV to a wire, and could not get a signal...so they'd call us to complain. Now we simply say "see clause 22a of your lease" and they stop calling us. Most of our properties are either properly wired up through a wall with a jack plate, or the floors are old and already have holes for cable so we don't really care. --99.92.xxx.xxx
