For those of you who have Section 8 residents....

I requested raises for 7 of my Sec. 8 residents. They approved the raises, but tell me that they will start much later in the year. Some wont start until November!! I checked the resident's starting dates in the houses and cannot figure out why the Housing office starts the increased rent at those months when non of the people started their leases in those months. Hesitate to call Housing since they are difficult to reach and I don't want to stir up things. --24.233.xxx.xx

Stir it up,if they tell you that you need to give 6 months notice or something like that then send them another notice right away for 6 months from now.What is the worst thing that can happen? they tell the tenants to move and you can get real tenants who will pay a higher rent --72.231.xxx.xxx

Read your HAP contract. Isn’t it 60 day notice and probably follows lease renewal dates. If you are following the contract requirements I would tell them to step up or it’s time for the tenant to move. So glad I’m done with Section 8. --75.67.xxx.xxx

WE have to give notice at the beginning of the year that we are going to increase rents, and there is a limit. The last 2 years, it was $10.00 a month increase that we were allowed to ask for. Currently, starting this year, it is $25.00 a month that we are allowed to ask for and we are given.

Maybe it is just our office here, but Yeah, 1 letter at the beginning of the year and it covers me all year long for renewals. I do also have to send my tenants a letter that there could be a change in their rents, depending on what housing figures with their numbers - :) so it makes it like I am not the one raising the rents, the S8 people are :) --173.190.xx.xx

Such a delay seems odd..

Their job is to make the govt money stretch as far as possible. My local office minimizes any increase requests.

BTW there is a HUD website that shows allowable rents for each county.

Yup govmnt fiscal year ends sept 30 ... they can't pay you if they don't have the $$ in this years loot. Many of my increases were bumped out to Nov too. --76.119.xxx.xxx
