I just read where 45% of new store openings by franchises is a dollar store. Looks like more opportunities since these are NNN properties typically

Dollar Store, Dollar General...they are as ubiquitous as 7/11 USED to be. We actually had a 7/11 go out of business near us! Never heard of that before. Ditto a UPS Store. --50.82.xxx.xxx |

This country is becoming "Dollar Store nation". I think it's a direct reflection of the disappearance of the middle class. As more people/families fall from the middle class earnings into lower levels, they shop at places where their spending money goes further.
Plus, the dollar stores have many of the same products as the regular stores but at much lower prices. Household cleaning supplies come to mind, kitchen utensils, and more.These things, just to name two, are much less at the dollar store, especially Dollar Tree. There has to be a limit to how much out of date and over-run stuff there is to sell. How many stores can be supported by that stuff?
A couple of decades ago, there was a store that sold close dated foods, mis-labled foods, strange mistake foods, all for extremely attractive prices. Then they opened more stores and more stores and spread out over many states with more stores, and there wasn't enough close dated, mis-labled, over-run food to supply all the stores, so now they are pretty much like any other grocery store with the same stuff as any other grocery store, and very few great bargains. --76.178.xxx.xxx |

This is on topic because some of us do commercial rentals.
The 7-11 near me in Oregon went bust. The owners tried to sell it and no one would buy, and the price went down and down and finally someone somehow got out of the contract with 7-11 and turned the store into a different brand of convenience store. It's now doing well.
The problem with franchises is that the franchise itself charges so much in fees that they squeeze the local owner to death. If you want to own your own convenience store, you can do a lot better by just opening one and naming it after your pet dog than you will do by purchasing a franchise.
Something to keep in mind for commercial landlords who are hoping to rent to own of those national name brand stores or fast food places. Will the franchisee make enough money that he can pay the rent, or will the money all fly away to the franchise? --76.178.xxx.xxx |

7/11 was a big deal back in the day because they opened earlier and closed later than most stores, so you could run out for milk at 10.30pm for the kids' breakfast the next day. They were super expensive but you were paying for convenience. "Convenience stores" went up everywhere.
Then 24-hour became the norm even for many regular grocery stores and selling Slurpees aren't enough to pay the bills, I guess...

In my retail rentals, I shy away from Corporate Guaranteed leases. Sometimes they aren't worth the paper they are printed on. I had a fig fish that refused to leg go of a location when the franchisee went out of business. The corporation opened too many locations within the area causing competition between stores. I measured the distance and one older store was too close, my property was a block too close...
In the end the Corporation didn't pay rent for a year and stole all of the fixtures, furniture and everything nailed down. --47.155.xx.xxx |

I am please so far, but boy they are growing even faster now.
Since they don't have to put up the money for the real estate, they can focus on doing what they do best - selling cheap junk in smaller portions than other retailers.
The formula seems to be working.
Strange thing is, for as big as they are - they still mail out checks at the end of the month so you get them on the first --24.154.xx.x |
