As folks talk about exit strategies consider this.

I found a nice 3 bed brick ranch, 2 car garage to buy at regular price - off market. A nearly impossible feat in my town. Most sell over list in hours.

So I finally sold 2 smaller rentals to another investor at full price, no bank, as is.

I did a 1031 tax deferred exchange and saved over $40,000 in TAXES by doing this. That’s about what I paid for BOTH houses combined when I bought them.

The 1031 fee was $1000 plus $200 for the second house. API Asset Preservation Inc. Recommended.

I’d love to sell all to one investor and roll the money into a single office building or farm land.

Four 1031s completed in 2020, but I am down to only one in 2021 as it is more difficult to find suitable replacements.

One of these 1031's deferred over $600,000 in depreciation.

You didn't save the tax money, you deferred it. You will pay it later.

Check with your accountant. It's my understanding that three into one is as many as you can exchange at one time. But I haven't tried to sell everything and turn it all into one office building, so maybe a clever accountant knows a way to do it. --76.178.xxx.xxx

1031's rock!!! Sold the home farm a few yrs back. Saved close to 500K. We had found 2 properties we really liked, still had $$ to spent. It was either spend it or give it to Uncle Sam. Bought a strip mall... paid a little tax on the left over. Used what was left and paid off a small mortgage balance. Talk about a financial/cash flow make over!!
