I have some tenants who i am on good terms with. I'm' trying to trouble shoot some issues with their shower/tub and when I went down there to check it out noticed that there is a lot of rust,mold and mildew in the tub surround. There is not a fan in the bathroom, but there is a small window, and it appears that it not being opened at all. What would the best thing be to say to them so that they clean it and make sure that that window gets opened after taking a shower? Thanks --104.231.xxx.xxx

Not only are they not opening the window, it seems they are not doing normal cleaning either. And the rust is a more serious problem than the mildew.

Does your lease address cleaning and housekeeping? I'd assess the situation before it gets worse and see what needs to be done -- new tub (due to the rust), or just routine cleaning. And bill them for the work if you have to bring someone in. And make it clear that their deposit will be charged on move out if they fail to clean again.

I have the same situation in one house and unfortunately you can't force them to open a window (or flip an exhaust fan switch) -- only charge them for the clean up later if they fail to do it.

A tenant is not gonna open a window while they take a shower unless it is hot out AND they do not have central AC. Install an exhaust fan wired to the same switch as the light. --73.141.xxx.xx

I would take them some cleaning products that you want them to use and say something like "this is what i use at my house, our tub showre had those same stains as yours, i couldn't help but notice when i came by to check out the ----." Point out you tried many products before you found the right ones. And i would get them a fan installed. I'm putting in the $89 one from HomeDepot with LED light and blue booth wifi. Pull electric from switch on one flip and both are on. --172.56.xx.xx

Timid Landlords Raise Skinny Kids. Can’t be shy in this biz.

Tell them it needs to be cleaned with some bleach water.

This should be in a proper lease.

My lease is clear: cleaning mildew and mold is everyday housekeeping by the res. Dept of Health recommends regular cleaning with household cleaners.

I recommend folks spritz the shower surround with mild bleach water after each shower. Also makes the bathroom smell clean.

Fans and windows are handy but they don’t really do the trick. A ceiling exhaust fan does not dry off the walls and ceiling. I finally added a $10 fan from Walmart and leave it running for an hour with the door open after a shower.

Ow that I think about it, maybe we should install ceiling fans in every bathroom.

They also sell those "Daily Shower Cleaner" products that come in a spray bottle. You could buy a few of those to get the tenant started and then go back in two months do to an inspection and see if they are keeping it clean.

I would leave a note - I left the window open just a small space so the moisture could dry out, a quick rinse out should take away the soapy stuff left behind. --76.188.xxx.xxx
