Also known as, "How to turn a hot market into a blazing inferno."

Go for it. I'll sell my entire residential stock at Fair Market Value + $25,000 and dump the proceeds into commercial real estate with a full time manager, then retire to Tahiti.

I've stopped trying to preach sanity. Insane people won't listen.

Some tenants who actually buy a house are in for a real shock of reality where suddenly major items like replacing a roof, heating system along with the cost of labour for major plumbing, electrical, structure repairs are expensive. The super who saved rent was able to buy a house as that is the benefit of doing work where he told before I was paying rent where every month there money left over now there is never money left over. The extreme government funded left wing tenancy nutcases keep telling tenants that rental housing are making huge profits when this is so far from reality. Some tenants who bought houses after a while go back to being tenants again as they realize what reality is all about. Owning a house where property taxes, repairs and utilities are expensive. --99.236.xxx.xxx

Wow, my wife has been getting cold calls from investors wanting to buy our places. She's been telling them the price is $800,000 (most of my houses are worth 1/10'th of that). I guess I'm going to have to school her that she is going to end up selling them if she isn't careful. --64.130.xx.xx

This is what happened in 2006 with a few different twists. People with poor credit were allowed to borrow 200K and all of a sudden, shacks were selling around here for 200K. Pelosi, Dodd and Reid came up with that. People just walked away from the homes when they couldn't pay the mortgage and heat. Energy was really high those years plus it was Solar Minimum like this past year. Remember what happened in Texas recently? That was going on in the whole upper mid west. Homes went back to the banks and crashed them. --108.24.xx.xx

25K downpayment assistance. Uh huh. It's not going to be helpful if there are no properties left on the market, which is happening all over right now due to the low interest rates and high demand.

And just where do we suppose that 25K will come from? Yup, those of us who worked our tails off for years to get to where we can see a moderately comfortable retirement. And yes, earn less than $400K per year (I don't believe for a minute that the middle class is not going to get socked with more taxation - we don't have enough rich people in this country to tax enough to pay for all of these ridiculous handouts.)

OTOH, perhaps it's time to sell after bumping up the price by 25K. --96.245.xx.xx
