Are any of you invested in REIT's or in this one specifically?
I'm looking at W. P. Carey Inc. (WPC). For some reason I'd never heard of them until today. But I haven't been much of a REIT person since many got in trouble during an office glut quite awhile back.
This company seems to invest in large industrial properties (including offices) in both the US and Europe. I saw a financial commentary that was touting 7-8% dividends, but appears to be 5.65% on the market reports.
I'm thinking this may be a way to hedge inflation and still have some relatively safe income. But I really have never deeply studied REITs.

You can't 1031 into a REIT, but you can 1031 into a DST.

In the past I was able to 1031 into several REIT's. Some of the tax laws have since changed. I also looked at TIC (Tenancy in Common).
REIT's can be apartments, commercial, hospitality, offices, triple net, etc. Usually the buy in starts at $50,000 to $200,000 per spot.
The sponsor who has a spot and puts the deal together can be a crook, or an honest business person. You never invest all of your funds into 1 REIT! And not all in the same class.
When I sold a million dollar property, I wanted to invest into 10 REIT's and TIC's at $100,000 each.
I looked into Oil Fields, Hotels, Apartments, Office, Wearhouse, strip malls and daycare. Around 30% of those RIETS has issues. I traced back going 10 years. One sponsor of a hotel purchased it under an LLC. Then rented it to a Hotel Chain at a higher price, month to month trial. Then he purchased this hotel from his LLC into his company name and made a 20% profit under the table. Then I got rid of the renter (hotel operator) and began to find investors unit his REIT. There was going to be a 10% commission to the Sponsor. A 7% commission to the investment firm who found people buying into this REIT. So that's a 47% mark up before the investor pit in a dime.... Meaning it would take 5 years just to break even. Crook.
Another sponsor found a large apartment complex in a College community. He picked it up at a 40% mark down, the sellers inherited it from their parents. Then the sponsors cleaned up the place and got investors to come in at their cost, plus a 5% commission. More fair. --47.155.xx.xxx |

Hi Ray - This isn't for a 1031. I'm trying to better hedge our stock funds into companies with hard assets that are somewhat inflation proof, AND that return a consistent dividend. WP Carey has increased it's dividends for something like 79 straight quarters.
I'm getting older and I don't want to end up living in a camper again when the dollar collapses... :O

I looked into a young REIT based in DFW, entering the Indy market.
They buy my props for shares in the REIT, 1031 into the REIT, pay 4-6% cash returns quarterly.
I get cash flow, I can sell off the shares and pay the tax, or my heirs get stepped up shares to sell.
It’s a way to pass on the value of the props without having to keep them.

I don't think we know the impact of Covid on the commercial real estate market yet. I work for a large Silicon Valley tech company and they permanently exited 75 offices across North America last year with the intent of going back in only a handful of cities. Interesting concept, especially the angle Brad talks about regarding inheritance.
That said, not a fan of REITs in general. I don't need to pay managers to squander my hard earned gains: I can do that myself! (*grins).
Joking aside, I think I'd prefer to keep a hand on the tiller. Part of the fun, challenge, and reward of REI is having a large deal of control in the outcome. I think when the day comes that the burden gets to be too much, I'll either hire and train a PM or I'll turn it over to whichever of my kiddos is interested in working for the (old) man... ME!

If I am having problems with the new legal attitude about rentals in this country, why are not the companies running REITs having the same problems with the same laws?
After all, they own and mange real estate and get their income that they pay dividends with by collecting rent from tenants.

I am "assuming" that Homer in TX, by saying "O" is touting Realty Income Corp. (Ticker symbol O). That is the REIT that we are considering.
"O" is part of the S&P Index 500.
I've never heard of WPC until you mentioned it, but that doesn't mean it isn't a good one.

We opted for Vanguard's VGSLX REIT mutual fund. After their very low fees, we have over 5.5 years averaged 9.2%. Very pleased with this index fund! AND 20% of the realized earnings (capital gains and dividends) are not taxed (right now)! --96.245.xx.xx |

Wilma, that might be an option too. I'll look into it. Most of my retirement is in mutual funds or ETF's. I've tried doing the trading thing several times but it's extremely stressful. So long as things go up every day indexes are fine. ;)
Oregon - Commercial isn't affected by the moratorium so far as I know.
Sisco - good point. There's nothing really safe. I understand this REIT mainly invests in single occupant industrial. Heavy industrial and warehousing property in our area is fully occupied. It's the general commercial, storefronts, small stand alone shops like mine, offices and retail are hurting. I wouldn't want to be in either.
Brad - that's an interesting solution and way to phase out for people so inclined. Thanks for the idea.
