4-year tenant moved out on the 4th. Her house was crazy full of things the last time I was there, showing it to prospects. It rented right away, so I haven't been back...what could I do about it anyway?
I did however send the Ready To Occupy checklist a few times, under the guise of "Did I send this already? I forget! So I'll send it again just in case."
She commented to my husband that she stayed an extra day just to clean.
Went in today...SPOTLESS! I think she even put all new shelf liner everywhere, I'm not kidding. Medicine chests, cabinets...carpets were cleaned (receipt from the company we recommend provided) and only TWO blinds broken - after four years, no charge, ma'am. Even the ceiling fan blades were cleaned according to instructions (sometimes that doesn't happen!)
Some paint touch-ups (and I do mean touch-ups) to be done. A few upgrades we will do on our own. Otherwise...nada.

In my short history - 90% of tenant have abandoned property when they have not renewed. ALL my turnovers have been costly!

Setting expectations up front, including it in lease and every renewal, and peppering them with the rules when they give notice...plus collecting a large deposit...son of a gun, it works.
