I signed up for informed delivery with the post office and I get an image of my mail. I saw an image of check from one of the general sessions courts where one of my properties is located in TN. I was perplexed but too excited to wait for the mailman. I called the court and identified myself..."oh yeah let me see, somebody wanted to buy a house and they had to satisfy the judgement". She gave me the name and the amount, I was shocked! I have to go to storage for the file. This tenant was evicted in 2014. This is the second time that this has happened to me in two years.
I will be going thru my files looking for evictions and making sure the judgments have not expired. I think they expire in 7 years???

We file on every case that owes money at move out, even the ones most would say are uncollectible. The ones that pay off, like yours, more than pay for the effort of the ones still out there.

I got money back from a tenant once via judgement; at the time these were inner city C/D class properties. I have one mechanic's lien for my husband's business that I have to renew every year.
I have a case pending (state courts are just opening up here) against the couple who split up and bolted end of last November.
