What are the feelings here on Builders Risk Insurance? The workers comp and liability coverage are already in place seperately. On our last project, agent was all hot and heavy about having it in the Builders Risk policy. That’s double insuri g and doesn’t make a lot of sense. I don’t understand why I can’t just insure structure only while building? --68.191.xx.xx

I just insure a building when doing a rehab,i never get a builders risk policy,as i understand it it only covers supplies and tools and i will take that risk --72.231.xxx.xxx

Thanks Ken. That’s what I want to do. It’s a new build, so no house to insure- yet. Materials at the job site are like solid gold now. Each lumber delivery is over 5K. --68.191.xx.xx

In previous years when I was renovating or building a property for myself I didn't worry too much about course of construction insurance aka Builder's Risk. However now that 2x4's are close to $10.00 each, 3/4" Advantec is over $75.00 a sheet and lead times are unreal, I would definitely have it on not only my client's projects but mine as well.

Exactly. $8000.00 in subfloor alone. Doing our best to secure it. Last build we had some lumber grow legs and walk away, that was before the price increase. Cameras are going up right now. --68.191.xx.xx

3 different coverages - best to have them all

Builders risk - what if someone torches the house? Gotta cover that.

Comp - if they get hurt, they'll try and get the house

Liability coverage - what if the end used has a shelf or cabinet fall on them and they get cut up and need a plastic surgeon....

you get my drift....
