I think the city is going to require a metal fire escape from an apt that we have on the top/3rd floor. Never had one in the 26 years that we have had the building and none historically way before that but we have a PITA tenant that has a small leak in her ceiling and now says the building is contaminated with mold. She contacted a B.itch tenants organization that it seems the code guy is scared of,..Afraid that they will go to the newspapers, the Mayor etc and cause him trouble. So his team wants to go thru all apts with a fine tooth comb looking for problems.
Wondering if anyone had to put in a metal fire escape,..sounds pretty expensive. --66.30.xx.xxx |

I had metal ones on my two four units and I had to maintain them. Don't know when they were installed, maybe in the late 1930s when the buildings went up. General Motors worker housing. Inspections every five years. You will also need egress windows with wire in the glass over the fire escapes at the landing on second and third floors. Sorry. --108.24.xx.xx |

I did something different. Since I install central a/c systems on the roof of buildings, access is required. When there are not steps to the roof, I can install a enclosed ladder bolted to the building.
So on my 3 story 16 unit, where as the 3rd story is really a 1/2 basement with the utility and laundry, I got to put those enclosed mesh ladders on the building. They had a release from the inside to open the cage from the bottom 8 feet... --47.155.xx.xxx |

Best to get some estimates then once installed amortize the cost into the rent where the tenant will be paying for the upgrades. Say $50 more per month or more. Unless the fire department or building inspector is requiring then leave things the way they are. Here it is frustrating that municipal governments are supporting extreme left wing nutcases with taxpayers money. A 22 foot Cage Ladder, $1,900 (2 story)
A 12 foot Cage Ladder $900 (1 story)
A 24 foot Cage Ladder, $2,050
You can purchase them from a supply company or have them custom made from a welding ship. Just have it painted before installation by a painter with a spray gun.

I can't imagine they are up to code. How is an 87 year old who uses a walker to climb on a ladder. Granted, a fire escape wouldn't be a lot easier but at least someone could assist them. --72.70.xxx.xx |

Robert J, what exactly is this enclosed mesh ladder called? Can't find it online. And what category of supplier might have it? The pricing is attractive as we have the old metal fire escape on a three story that serves four apts. Bid to scrape and paint is 14K. Looking for a possible alternative. These units are B/C and rent for 500-700.
Nicole, I wonder if they would be allowed as well. I figure only able bodied people can climb three flights of stairs to get to their apt but I don't guess that figures in to the code makers' thinking :) --96.35.xx.xxx |

Nancy, I found it just by google. It's not three flights of stairs, it's an actual ladder to be attached to the outside of a building. The cage is an extra safety measure in case you fall off the ladder.
A young mother carrying a child, elderly, anyone other than the most fit is not climbing a ladder several stories down a building, especially when there is panic and fear. My head would spin that I would never be able to take a step over the edge to even get on it. That said, on a nice sunny MOnday morning with good weather and the sun, stars and moons aligned, I am not climbing more than four rungs on any ladder. --72.70.xxx.xxx |

I just got a letter requiring a fire escape from the third floor unit. They are requiring three sets of drawings, etc. When I spoke with the outsourced company, they indicated that fire escapes are no longer an option and that I need to install a complete second means of egress. This is to comply with the International Fire Code so I don't believe it is state specific. --24.239.xxx.xx |
