Went to house, where tenant has not paid rent for over a year, Tenant has moved people into the house. A woman who answered the door verified she and 'husband' live there with tenant, with others. Later in day received phone call from neighbor informing me police are there all the time stating there is drug use going on.

I plan on trying to evict for these two things, but did not personally see any drug use. Please let me know how you would proceed to evict tenant. --70.161.xxx.xxx

Unauthorized occupants should be listed as a lease violation in your rental agreement. Evict for that and/or the police reports Oregon mentioned.

CDC moratorium only covers non-payment of rent, but even then the tenant must certify that they meet ALL FIVE of the moratorium criteria, and you can challenge that in court. --107.216.xxx.xxx

While there are restrictions for non-payment of rent during the Pandemic, in most States you still can evict for "cause". I have! I would obtain police reports, statement from neighbors. Doing drugs, allowing people to buy/sell drugs and moving others into the property is a violation of the lease and local laws.

Get yourself a sharp eviction attorney and dispose of them ASAP! --47.155.xx.xxx

I did try FOI in the town, the response was no record of police calls to that address. I have hard time believing this as neighbors appeared very responsible types while tenants are not.

I will have to try with moving people in. I saw this with my own eyes.

I just found this line in lease under assignment and subletting

'Landlord will have the right to Terminate the Lease in Unauthorized Occupants are found residing in the Premises"

I will appreciate any direction on how to proceed. --70.161.xxx.xxx
