A 30 day notice was served to end lease. Resident has done damages to house, routine late payments and overall rude and demanding.
Communicatation in writing will probably go before a renter friendly judge.
No answer will look bad to judge.

Dear Tenant, our rental situation has changed and as such we cannot renew your tenancy. Please have all your possessions removed by "X" date and return the keys. We will perform a follow up check out evaluation on a date after your vacancy and notify you of any deficiencies that we may find. Your security deposit will be returned at that time.

I would not give a reason as to why ending lease (i.e. rental situation changing). Just opening door to questions as to what the change is, etc. If no reason is required by law, i would simple state we are terminating your lease effective..... --108.56.xxx.xx |

Are you ending the lease early? Or are you on a mtm, and your lease automatically renews every 30 days unless someone says otherwise?
If it's the second situation, you don't need to give a reason, because that will be an invitation to argue.
"Please be advised that this is your 30 day notice of nonrenewal. We will not be renewing your lease beyond this coming rental period...blah blah blah... don't forget to clean and turn in your keys... blah blah blah" etc, etc, etc.
I do 30 day mtm because it gives me the same flexibility that my tenants have. Since 2010, I've only actually given someone a 30 day notice of nonrenewal once. I suspected drugs and/or prostitution in play... but I didn't say a word about it.
(Of course, if things have gotten to that point, I don't expect to see rent for the last month... but if things have gotten to that point, possession is way more important than whatever money I've lost for that month.) --137.118.xx.xxx |

Wait until the tenants are out then take them to small claims court for rent arrears, cleaning and damages. First take pictures once they are out then itemize all the costs of damages. Once have a judgement then can enforce payments. --99.236.xxx.xxx |
