Time to start selling the properties off. We were fortunate and our tenants paid all during the pandemic. This will be the 2nd property sold. If it goes fast enough and at the right price, the next will go within months. Not rebuying. Time to get out while we can. Yes, that income will be gone but we can live off the profits for years. The kids don't really want the properties and we aren't getting any younger. It is not something we want to them to deal with when we are gone. They served their purpose. --73.230.xxx.xx

We have one property that we will be putting on the market at the end of this month. It is currently occupied by an unpleasant family and so we are not showing until they vacate.

Is it better to put up a vacant home or one that is occupied? The occupied homes are almost always ho-hum in appearance inside. Rarely are they in great decorative shape. --24.233.xxx.xx

Re evaluating priorities. It was a multitude of factors. The current market, the current government, age of the properties and potential of repairs, just not into it anymore, downsizing..

ESA, pot laws and whatever else the Government says is OK next. Why should it be up to me to prove them wrong? Court costs, rising municipal costs.

I have great tenants in the building. We will try to keep showings at a minimum for them. --73.230.xxx.xx

Melinda definately wait till it is vacant if you can. Go through it and get it in good condition if you can.Vacant and they can see what they are getting, buyer doesnt have to be concerned about dealing with a tenant when they have no idea how to.Easy to get in as opposed to dealing with a tenants schedule, covid concerns are very limited when vacant --72.231.xxx.xxx

Have 1 rental property, a left over from the sell off, can be a blessing down the road. If you, one of your children or grand children need a place to live, owning a building with several units can really help your family out. --47.155.xx.xxx

I'm totally with MC - particularly for the government reasons. After the late eighties AND early 2000's cycles, I'm cashing in on the equity before it erodes again. Might get back in years from now if we get into a better investment climate. --73.215.xxx.xx
