How many of you are keeping your rentals that are in good, nice, low crime areas? And how many of you are selling or doing a cash out refinance and still renting them?

43 years in the rental business and lived through three complete up/down cycles. So long as I have enough equity in a property so I can adjust my Rents to meet with the demand, I never have had too many tenant issues/problems.

But in 2005 the writing was on the walls. Too many liar loans, pay as you go loans, zero down payments, etc. The experts warned, "sell you worst properties". And I did so back in 2005, 2006 and 2007. The tax laws were easier on Long Term Capital Gains Income -- no so any more.

The problem is "40% of your profits" is actually inflation - the government is taxing you on the loss of the value of the dollar. Your apartments aren't getting more valuable - it is just that the dollar is losing value. 1031 exchanges help avoid being taxed on phantom gains, but I read Biden is planning to limit 1031s and increase capital gains taxes. --91.196.xxx.xx

Once this free for all is cleared up where non payment of rent can be enforced so owning rental units is sustainable. If have a lot of equity then can sustain difficult times. What is happening here is vacancy rates are non existent or one per cent at the best of times. In some major urban areas where houses are well over million not many are moving out into houses. With low vacancy rates or no vacancy rate are able to screen out tenants with credit scores below the seven hundreds. The increase in the cost of building materials is going to passed on in the cost of building new rental buildings or houses which means if things get worse the value of house or building will drop dramatically. Another factor is age and health where owning rentals is not as easy as some say. Once you are able to receive a pension then will look at things differently. If there are not too many stupid people who do not want to get vaccinated then the pandemic will drag on. I can not believe that people value social media more then what the doctors know. After having many discussions with a few different medical doctors the complications are easy treatable in a hospital in a few hours where getting Covid 19 can effect you for entire life or even worse. Now that the supply of vaccines is available already took first dose of Astra Zeneca where after 30 days is 70 per cent then after the second dose it is a lot higher. It's all local. NC has been evicting people for months now, and not just for reasons other than non-payment. Our rental housing stock has dropped to zero. People are losing their homes right and left as owners sell out of the rental market and private owners take over.

I already sold, and my family sold, everything in Oregon, anticipating worsening hostility towards landlords. I've moved to a safer state and moved out of working class housing and into a higher level of tenants.

The economy and price cycles don't scare me. I can ride those out. It is the new mood of the country that causes me worry. I suspect that politically, things are going to get a lot rougher for housing providers.

Hundreds of modern, great looking apartment buildings were built here over the last 10 years. People must like living in ant hills with cars all over the place. Now I am mostly getting applicants that would be better off budgetwise in B and C areas but they are applying for my empty unit and offering me 250 dollars less than asking price. I am selling as homes become vacant.

I have all good houses and tenants but don’t want to deal with any new unknown ones.

Unfortunately they aren’t becoming vacant often enough so I may look to do some non-renews so I can sell. These prices are too high not to take advantage of.

I listed one this Friday for 298K. First offer was also Friday for 312K. I expect a few more offers and will decide on Monday which to take.

I don't see any relenting by the govt. What's been done in the last year re not being allowed to collect rent, etc and also the upcoming stuff I see looks terrible.

It's like some of those disaster movies where the people are watching a giant wave about to wash them away.

I'm reminded of the time in the 1930's in Germany and Europe during the rise of the Nazi's. If you do any research you'll see that those who saw it coming got out. They left and went to Israel, to America and elsewhere.

I see the same thing happening here. The question I asked is "Why did the people there not rise up and stop the madness?". I think that there, much like here now, the govt was involved in so many areas that where ever the people may have turned, the govt was there to stop them. Do we not have the same thing happening here?

You ask, what are we planning to do?

I am selling out. Good and bad and in between. I'm not buying more until/unless this madness ends, if it ever does. There are other places and other things in which to invest.

At one time, I had the idea/plan to build a rental/housing business to leave to my heirs that might help them for a long time. The current govt has destroyed that idea. The many regulations, and edicts they have passed and are passing are a direct assault on the business and they own the judges and law enforcement to force compliance.

I refuse to be forced.

I'm not waiting until they show up at my door to take what I worked all my life to acquire. --24.180.xx.xx

The affects of government interference and overreach will have long term consequences on the rental market. It’s how they work. They create problems to give them more problems to solve which create more problems. They are the proverbial self-licking ice cream cone. I'm not planning on selling in the near term. My plan has been to sell about 7 years out. LL/Tenant laws in PA are still reasonable and I've avoided issues with non payers. I do think changes may be coming though as there are a lot of people who are hard pressed to find housing, often because of their raggedy lifestyles. The smart people in Germany moved their money into hard assets like real estate in the 20-30's and did very well. Those that cashed out and stayed with the local currency suffered. It's the dollar that is taking a beating now. The treasury sales last week had few foreign buyers which is going to be a huge problem for the dollar. MC...Selling and buying on Long Island is certainly a process. I’m an investor, but also a realtor. Long Island is hard to cash flow due to the prices and taxes, but possible if you buy correctly. A great time to sell if you are looking to exit. --68.192.xxx.x
