If there are stains on the carpet when a tenant moves out that were not there when they moved in, can a landlord charge for that or charge for replacement of carpet

If you want stains removed, you hire truck mounted steam carpet cleaner who has experience with removing stains.

Those machines you rent from the grocery store don;t clean well and they leave soap in the carpet which attracts more dirt.

If you have to replace the carpet, you will need to prorate the cost of the carpet for age.

Depending on how severe the stains are can try to rent a rug doctor where it may several cleaning to remove. If too much water is applied then stain will start to come from under pad. Most of the cheap carpet cleaning machines do not have the suction power of a commercial machine. --99.236.xxx.xxx

In California and some other States, a landlord can not charge for their time. Instead we have to hire someone and have proof of payment..

When a tenant was going to move out, I came over and did a Pre-Move-Out inspection. I told the tenant that one area is worn and that I had replaced the carpet two years ago. But I put in better than normal carpeting and padding -- at a premium.

The tenant can either hire or try to shampoo the carpeting them selves or I will hire a company to clean, disinfect and splice in aa repair where the carpet worn out.

I was saving some extra carpeting. My guy would vacuum the carpeting. make the repair and shampoo the interior -- al for $ 500.

The tenant did not vacuum, clean or shampoo the carpeting. I was able to deduct the $500 cost from the mones being returned. --47.155.xx.xxx

In your lease should be truck mounted carpet cleaner with a written warranty, they have all gone away in my area so toss the carpet and go with smooth floors or you will always have the stink and stain complaints and spend forever trying to solve them. --76.188.xxx.xxx

I suggest charging for stain removal. It avoids all the arguments about depreciation and replacement.

My lease is clear: stains are not wear and tear. Repairs are billed at replacement cost and $50 per hour.

It also lists Standard Cleaning and Repair Costs by our maintenance personnel so MY judge does not require receipts.

Consider robbing a small piece of carpet from the closet and making a PLUG in the hole from the stain.

I hope you have good Move In photos to prove condition.

Thanks for the advice. Good idea about robbing a piece from the carpet. However, I'm not sure if there is a piece in the closet, but I will definitely check. I'm not sure if I have move in photos, but I do have the move in inspection sheet. --50.203.xxx.xxx
