Last night at 5pm I thought I was going to lose my Turnover Queen crown. One of our most hoard-y tenants was moving and a few days ago - I mean like Thursday - the house was still FULL of stuff. I mean FULL. In fact DH ran into her at HD buying more bins to move and store stuff at their new place.

Yesterday when I stopped by the house was completely empty - and really very clean - but the YARD looked like a complete junkyard...they were there, though, cleaning away so I just let it go because at that point what could I say?

Today DH just went up there and the place is completely empty, the yard is cleaned up and, as he put it, "the place looks like normal people lived here!"

They DID damage the crappy brown bedroom carpeting - little kid wrote on it with lipstick - but we wanted to replace with Allure anyway. Should have done it before they moved in. DH is doing that today. And all the blinds need to be replaced. But that's normal.

You do a very good job of filling occupied units and getting the people to see beyond the hoarding mess.How do you convince prospects that evrything will be ok when they move in a month from when you show them the place?I would have been way too nervous to fill the place with a hoarder living there. --72.231.xxx.xxx

Awesome and actually amazing!

I am out of town and had a tenant break a lease early asking to be put by the end of April. Told them I’m out of town and planned to sell when they left so this would put me in a bit of a bind.

But, if they promised to leave the house, including the yard immaculate so the realtor could just sell it without me having to do anything I’d wave the early termination fee.

They were done moving and cleaning Thursday. Listed for sale Friday. Got the first offer for 12k over asking price Friday. Waiting a few days to see what other offers come in.

I’m still out of town for a few more months. I’m hoping any other move-outs go that smoothly. --75.89.xxx.xxx

We rarely have to touch up paint, Laura, but when we do we just touch it up? We paint everything in semi-gloss (except ceilings) and so it blends easily. Glenn just walks around with a cup of paint and a brush.

The hoarding mess was highly organized when I showed it - it deteriorated after that as she was getting it all ready to move. Actually it was 99% craft stuff so all in boxes and such.

As for showing it, I tell people, "Obviously they are getting ready to move, so it's a bit of a mess, but it will CLEAN and READY TO OCCUPY for you...just as YOU will leave it when you leave someday."

As long as the place is CLEAN I can explain away clutter because that is not staying. --50.82.xxx.xxx
