For as many deals as I have put together, I have done 99.9% of them alone. I have partnered up with my IRA a few times so that really isn't much in the world of JV.

Does anyone have a solid joint venture agreement? I am not looking to do any deals now, but I can foresee in my crystal ball a time where there is value in JVing. As for now, the JV would be of value in selling the future payments of notes

JV's can wind up in lawsuits pretty easily. Rules may well vary by state too. I'd at least ask a good business lawyer about doing the agreement, as well as your accountant.

Also, maybe a limited partnership, with you as the general partner might work better if others are involved. Or possibly a landtrust with you as the trustee.

Speaking for myself, there is room in a deal for only one general. That general makes the decisions, period. When there are partners or JV participants that have any say-so, they will inevitably want to make decisions and when their decisions are not in line with yours, problems develop, which can sometimes turn into big problems. Like a marriage.

Sometimes I think it's almost better just to go to a bank and borrow the money because all they generally want is the interest and their money back. --24.180.xx.xx

I'd still buy anything coming my way that is a good deal but especially right now, I'm not buying. Sitting on the money I've gotten from sales this past year has me going crazy. I've thought about lending and partnering but I am too much of a control freak. Contrary to advice I see given on here, if I had a personal relationship with someone I'd consider it but not passing my money over to a stranger, no matter how it's phrased or written up, is something I just can't do. there are zillions of 'flippers' and 'wholesalers' in my area who are getting their teams together, getting educated, etc., who have never done anything except get ready. They can't learn on my $$$. --72.70.xxx.xx
