Forbes: Prediction - A Government Takeover of Rental Housing

Roger Valdez Contributor

. . . But I have a prediction about housing. The United States may see the nationalization of private rental housing by the end of this decade. Through apparently disparate and incremental steps, housing is becoming the new health care, the subject of fundamental debate about whether everyone should have access to it regardless of ability to pay. The ideological and economic implications of this debate are no less consequential to our future; will we become a socialist country or will we keep a free market.

What do I mean by “nationalization” of housing? I mean that by 2030 we could see a housing economy in which federal, state, and local government set such limits on rental housing – its financing, development, and management – that, in effect, government will own and operate most rental housing in the United States. But isn’t this a drastic assessment or hyperbole? Here is why I think it isn’t . . .

Housing is the new "Human Right"

Government sets the rent price

No evictions . . . --174.65.x.xxx

Free healthcare insurance? Who has that? Not me.

I honestly don't think the feds are going to target my Class C and D mobile homes, trailers, ADUs and cottages.

I WOULD worry if I was in the apartment complex biz. --50.82.xxx.xxx

Why would the government not target Class C & D rentals? That’s basically Section 8. Anyway, I’m not worried. The pendulum will swing back the other way and all these garbage programs will go away at least temporarily. I think 2030 is too ambitious. Maybe 2040 or 2050 and by then I couldn’t care less. --50.32.xxx.xxx

As a country that is between being more socialized then Us then less socialized then Europe there is universal health care which is not free as Bernie Saunders says where that is accomplished through higher taxes where modern medicine is expensive. If there is going to be universal health care then where is money going to come from to buy, build the non profit rental housing pipe dream. The Socialist party wanted to take over all the long term health care operations in the province of Ontario. From a tenants point of view the Toronto Community Housing Corporation is the worst landlord in Canada where some rental units are in complete disrepair where people call that slums. A great place to work along with a bad place to live. As far as no evictions tenants are easily evicted from government owned rental units then private as there is two tier rental dispute in the province of Ontario called the Committee of Social Justice. Tenants are surprised when they government housing authority gives them a very large increase as they quickly find out that the government owned rental units are not under rent control. The Socialists will make big promises where the day they are elected all the promises are broken like what happened in the nineties where the Socialist Democratic was elected in Ontario where suddenly tenants who were promised no rent increases suddenly fount out they had no jobs where guess what happened in the next election where they were voted out. The Socialist leader owns a highway bus where a highway costs well over a million where one them was riding around the rich neighbour areas in Toronto talking about rich people where they did want to show as a pauper. A highway bus holds 830 litres of fuel where it can cost close to a thousand to fill up. Remember the Bolsheviks where the collective farms never worked. Anytime rental units are built the cost is way more then the private sector where the rental units are smaller. Finally everyone should view some videos on You Tube about TCHC housing where that is complete nightmare for tenants. --99.236.xxx.xxx

In this instance, I am in agreement with Del.

I think the govt should not meddle in the housing business. They should leave us alone. We can solve our own problems just fine.

The current things I am seeing are telling me to get out of renting places as housing.

Maybe flips, maybe.

Every day looks more ominous. The next few months, I think, will show us where this country is going.

The GOOD thing is we, as not only landlords but entrepreneurs as well, are flexible. There is always some way to move forward, some new opportunity, some new place. We were looking for something to do, a way to make money, a way to secure our future when we first got into this business.

I, for one, have no intention of quitting life or my dreams. If it turns out I can't be a landlord anymore, I will find something else. Not a problem. --24.180.xx.xx

The heat is on and it is getting too hot in here. Being a landlord is/was rewarding, until the government took over with all of the moratoriums and tenant cancel rent agendas.

I have been fighting back with letters and phone calls to government officials, lawyers, LL groups, media interviews, etc. to no avail. The government takeover has fundamentally began with no sign of alleviation. --172.58.xxx.xx

do not worry about gov taking over housing.using pand for votes now.once crisis over gov will bail out.and on top of that will blame us landlords for the problems they caused.because after this is done, alot of small landlords will sell out ,creating a real shortage of housing stock, and us landlords who stay in ,will be very protected of who we take as tenants.most of tenants who didnot try to pay rent will have hard time getting a place.i only worry when alot of tent cities start showing up.will gov then require us to take those tenants.what the gov should ask ,why could 98% are tenants could pay their rent and 2% not.why the gov goes after that 2% puzzles me.most are too lazy to at least vote. --65.27.xxx.xxx

Joe, I agree us small landlords will be to blame as we have been easy targets. However, I am not certain about the government bailing out. Now that we have a progressive president and administration, they will not ask those intelligent questions. The squad will be sure to continue its pandering. --70.168.x.xxx

When they vilify private sector rental housing providers those nut cases are way out of reality. How can anyone operate a residential rental apartment building then lose over $100,000 per year in operating costs along with not paying the combined 13 per cent harmonized sales tax on goods and services. If wants to see the ultimate nightmare then view videos on you tube about TCHC rental housing. A great place to work but the worst place to live as rental units are in disrepair where basically some call that slums. Tenants deserve clean, safe along properly maintained rental units where in a healthy rental market people have to option to move instead having to stay in slum buildings. The building inspector authorities will not inspect or prosecute government owned buildings as they are prosecuting another government agency. There is absolutely no rent control where a tenant was shocked they received a 45 per cent increase where they went down to the residential tenancy commission where pay up or move. The smaller rental housing providers are a significant part of the lower rental housing market housing market where without them rents would go up a lot. --99.236.xxx.xxx
