My tenants rent a 4 bedroom home (family of 5) and have always paid rent on time in the last 4 years on and even with rent increases. My question is that since we are still in a pandemic, they are having large parties ( no masks) these last two weeks. My neighbors across the street ( four different homes) all called me (I live 1/2 hour away) and informed me of the parties, blocking their driveways, parking on the sidewalk and leaving trash in their front yards. I have a noise and disruptive activities disclosure in their lease. My question is that since we are still in a pandemic, would I liable for the persons who came to the party and became ill. General rule: When an owner is made aware of a situation that involves more than 2 tenants or neighbors, then they should take action.

You can call your attorney or your City for answers how you should handle things. I would contact my tenants and tell them to knock it off! Have the party at someone else's house. --47.155.xx.xxx

I'd start by calling the tenant and saying, hey, I'm getting complaints about parking and trash. What's going on?

All of a sudden they are having big parties when they haven't in the past, so something is up. Maybe it is a family wedding or a graduation or something that will be over. Or maybe their new income comes from giving Rave parties.

Find out what it is and then tell them to knock it off. Remind them that it violates their lease.

What is the policy in your state about large gatherings? If they are violating that, give them a written notice to desist. --76.178.xxx.xxx

They are likely all vaccinated (fully or partially) and that's why they are having parties.

I agree to call them and tell them to knock it off and hope they just need to get this out of their systems after a year of being locked down.

One phone call (or written notice) that there are complaints of noise, parking, trash, etc. Don't say the neighbors are complaining.

Masks, or lack thereof, are none of the neighbors nor your business. Family parties - same answer. Here, the district attorneys will not prosecute anyone for these issues. Neighbors recourse is 911 when something is happening. --72.70.xxx.xx

A 2-week party? Wow! If I lived there, I'd be kicking everyone out by day 2. Maybe a surprise inspection on day 13 may be in order.

Reminds me of my college days. My friends rented an apartment by the beach. The party began on day one and didn't stop until the lockout about 6 weeks later...

Yeah, I didn't think that sounded right, either, but was in a hurry and not able to edit it when I was able to think it through. ;) Was curious if someone else would catch that!

I just grabbed it off the chart at Johns Hopkins, but I probably misinterpreted something.

Positivity: 0.9%

LTD, my son and his friends rented a house up in Delaware or New Jersey every summer for the whole summer. I know because he was always in charge of collecting the money and coordinating people's weeks, weekends and beds...it was a non-stop party with dozens of people cycling through.

He was well over 21 and not my problem anymore, but I did feel for the LL. However, it was a common thing to do! --50.82.xxx.xxx
