Just received my property assessed value letters in the mail. 50%+ increase in assessed value on each property. It’s ridiculous. A few folks sell/flip at the height of the market with historically low inventory and now my taxes increase significantly. --50.96.xxx.xxx

Other states have copied Proposition 13 and limited property taxes - you may want to see if you can do likewise. In CA, property tax increases are capped at 2 percent per year based on the actual original sale price - no appraisals. How nice it is to not worry about being reassessed! --174.65.x.xxx

I feel your pain. I purchased a Bank REO, they had foreclosed on it with no bidders at the auction. It sat in their inventory until I purchased it. Once valued at almost a million dollars at the height of the market, seven years later the foreclosure appraisal was only $400,000. Then the bank tried to sell it for almost a year, lowering the price from $400K down to $299K. Still no takers. By then no one was paying rent and half the tenants were squatters. When I went to purchase the property the Bank had a licensed appraiser and I had one too. The value came in at $250,000 to $275,000. I got it for around $225K.

The Los Angeles County Assessor sent me a tax bill saying the value was $775,000 and there were back taxes owed going back 4 years. All were lies...

A class action law suit got people defrauded by the assessor back $13 million in lost interest and a refund for the over taxed amount.

The Assessor said, I purchased the property from family member...Nice to know my relatives are banks...and other financial institutions. NOT! --47.155.xx.xxx

Our school system received $155M from the federal govt (ie taxpayers) for COVID stimulus. Our school board is requesting another 4% property tax increase threatening a budget deficit. School board dir3ctor said the $155M would be used for “summer school, assistance for kids that have fallen behind, cleaning, additional staff and coronavirus needs.” Between 2000-2015, we received a property tax increase every single year except one. Around here the town is building a town center on an old superfund GM site. Mayor basically said that it would benefit our grandchildren and we are increasing your property tax. Well the rentals have been built in what looks like a packed in group of duplexes. Nothing else built yet. Supposed to have stores but my property taxes are up by a third. We have a 2% cap. All Dems here and realtors "own" them. Prop taxes go too high people have to sell and move so who makes money? Realtors. Then prop taxes increase for those properties and the town, county get their cut. Many people from here have moved to the Carolinas. --108.24.xx.xx

There's no doubt that communities shutting down 1/3 to 1/2 of their businesses has resulted in massive income tax revenue shortfalls at the local level. Not only did the local businesses lose out on sales during the shut downs, but also now people have grown more accustom than ever to ordering stuff online and having it show up at their doorstep. Why bother going back to brick and mortar when Amazon will drop it off tomorrow or the day after? Let's face it: whether you think the shut downs were necessary or not, this was a major kick in the teeth for local businesses already struggling to compete with online retailers.

Of course they will try to recapture that tax revenue somehow. Ergo, property tax increases. I feel blessed that mine are only about 3-4% and probably won't appeal any of them, as they are roughly in line with values at the start of 2021 I probably wouldn't win anyway. They might actually jack them up MORE since values have skyrocketed just in the past 3 months! But I will be sure to let tenants know that one major cost increase we had this year was property taxes.

I'm not joking about sending contact info for the County Assessor. It's public knowledge already. I'm just letting them know if they don't like big rent increases, the people to call are the ones who are raising prices on me.

Jackson County, Missouri just went through this in 2019. They were more appeals in that year than the county had ever seen before.

All of the properties are being reassessed for 2021. I understand the notices are going to be mailed either this week or next week. That should make for a fun summer!

Massachusetts has prop 2 1/2 which limits tax increases. Over the years certain towns try to pass overrides.

The new scam is the CPA (community preservation act). It’s an add on tax to properties supposedly for parks and housing. The town can set it up to 3 or 5%. It’s a workaround to prop 2 1/2. Thieves! --209.6.xxx.xx
