Received an application from a self employed man (paver) / He told us that he pays cash for everything so not much on his credit report that I have yet to run.
Sister Is palm reader in town.
Living with his 3 kids in building that houses sisters business.
Anxious to move into our nice single family home.

Credit checks on all adult applicants no exceptions where one time had a couple holed up in mothers basement where he said his girl friend would not fill out a rental application. He called six months where he forgot that he was around the apartment building. Never accept they are not doing anything where social assistance or something else. Often they hope that will only run a credit check on the good person where the bad person moves in. Hand out rental applications along they must provide three pieces of photocopied identification along with a valid social insurance number where they may decline. Identity is the most important part where some change one letter in the surname then it comes back no identity. No discrimination here where minimum credit score is above 700 hundreds along with no unpaid utilities. My elderly neighbor hired one of those gypsy pavers. Paid him $300 to coat her asphalt driveway. He coated it alright, with oil and it ran off in about a week. Long enough for him to get away. He has no credit because he doesn't want to be tracked. God only know what he did to make him have to live like that. My guess would be murder. --108.24.xx.xx |

Ms. Ally. Its a lifestyle. Google Nj gypsies and then Irish travelers. The latter have a large prsence in the Carolinas.
The Gypsies and Travelers are separate groups with somre paralells. I think it was author Peter Mass that wrote about them.

There is a large Irish Travelers community across the river in Edgefield county. Beautiful homes; huge. Many must be over 5000 square feet. Obviously successful in their endeavors. Several years ago there was an attempt to arrest some that had scammed folks and there are also concerns about marriages amongst older men and very, very young girls in the group. When I first got into real estate, I read several different books. A common theme was always, "know your exit strategy". That applies for houses and for tenants. So how does that apply in this situation?
Regardless of whether he's a Gypsie or an oil tycoon....never rent to someone with "under the table income."
But why not?
Because if they ever do damages or stop paying (or both), you will have to crawl under the table to try to get paid. If you've ever been in a restaurant and seen what it looks like under the table, you'll know why this is a terrible idea.
Your exit strategy with a tenant must always include, "How do I get paid if the SHTF (stuff hits the fan)." In other words, if things don't work out perfectly, how do you collect on what is owed? To that end, I have a policy that I only rent to people with garnisheable income. I do not accept those whose income comes only from pensions, retirement accounts, social security income only, self-employed, etc.
Our legislators made such people "judgment proof." Meaning even if you get a money judgement from them, you cannot collect. That law was designed to "protect the vulnerable." But as is typical with poorly thought-out legislation, it makes them a poor choice for any one to extend credit or a lease to, because if they can't or won't pay today, you cannot ever collect what is owed.
Sidebar: If legislators truly cared about protecting the vulnerable, they would allow some amount of garnishment on these funds, even if just a modest amount like $50/month. The fact that they don't demonstrates the short-sightedness of the judgment proof approach to sources of income. Many land lords will not rent to them, and you now can see why that is the case.
Why would a wise land lord rent to someone who can disappear tomorrow and there is no money other than a meager security deposit? I wouldn't, and I don't. Consider making this a rule for you business as well. --107.216.xxx.xxx |

I'd either make it very clear (include a penalty in the lease and tell her 3 times that you WILL enforce it) that you do NOT allow business on the property, or don't rent to them.
