And I'm HAPPY about them! Can you believe it?

This is for the non-island properties. Many are mobile homes on their own land. Almost all are for land value or less!

They rent for the same as a stick built house, but insurance is dirt cheap (probably because it won't pay off) and now taxes are dirt cheap.

I really thought with the market the way it is we were going to get pounded but nope.

I think it's a kind of elite mentality on the County's part. But I don't care :) let them think they are worthless.

Don't let that word get out!!

I get taxed around $500/year for my SWMHs, including the private lots. They rent for $670.

My SFHs rent for $1000, but they are taxed at over $2k/year. --69.80.xx.xxx

Mine rent for the SAME as my SFHs and homes located in a "better neighborhood." I have one listed right now for $1300 a month and have folks lined up for it! It's a cute place inside but curb appeal not so much...But for that price, I have hired a painter who is going to work his magic on the exterior next week. --50.82.xxx.xxx

Lol, I got mine yesterday. I am happy too. I was expecting 1.5 to 2.0 million increase in values, and only got 150k value increases, which translate to only an additional $3900 tax this year. I protest every year, but knew this year I would not win due to property values have gone sky high. Good times..... although they will get me next year. ) that’s okay though. My city has looked into the future and can see that my tiny 1BR house will be worth 65% more in 2022.

Haven't got mine from Pender County or Surf City yet. I am paying by the month anyway. That way the "bite" is no so large in December. The County doesn't like the way I am doing it but I don't care.

Fight it regardless. I've always benefited from challenging it. The lower it is this year, the less they can increase it the following. Don't give them an inch. Make them work for it.
