Checking out an application for someone interested in one of my units.

I have a signed authorization to release information from her that I offered to email to them if needed when I left a voice mail for them.

I heard nothing back so I called again and reached someone, asking about a reference for the prospective tenant. I was told that they don't give references anymore. She didn't know why.

She said all she can do, is send a copy of their rental history, etc to the tenant, if they contact her and then she would get it to me.

This is new. It gets harder and harder to get rental references, even from big companies. It used to be easier and then they required the tenant signed permission to release information which I always get from tenant now.

Now this. I don't want to wait a week for this tenant who seems to be a good one, to get the info and then get it to me. She may find something else closer to her job or something she likes better. I suppose rental companies are afraid to get sued by tenants now or something. Just ridiculous.

I did check out the company and it is legit with multiple locations.

6x6. I don't think the law changed here. I think it is a company thing. Maybe they got sued once or something so decided to just quit giving references. I have no idea.

There is a large apartment company here that will only give dates of occupancy and rental amount. But they will file a collection on the tenant for any amount owed, so you can find that easily when you pull their credit. What you can't tell is whether they paid on time or not. --70.178.x.xx

I got an interesting reference today. Woman answered my ad, arrived with her son who she said was "really" going to live there. Then son admits sick grandfather is being kicked out of his sister's home where he has been staying and "she wants him out of there" and he is going to be living there. Now that's a reference! They were going to dump an old fellow who just had surgery, in my unit without even showing it to him. I gave them an application and gently moved them out the door telling them to mail it to me. Then I emailed them and told them the apartment was being taken off the market temporarily because it needed more work and the handyman had got injured, which is all true. I will put it back up for a lot more money and better applicants. Poor guy probably needs assisted living. --108.24.xx.xx

Thats too bad. If you can't verify their rental history, you can't approve their application.

Tell them why. They should be aware of the consequences of their landlord's policy. It means that even if they are great tenants, they will only be able to rent from someone who does not do thorough application checks. In my mind, this equates to a lower quality rental unit in their future - after more frustration from not getting into a nice, well-managed one.

If this is good tenant and you want her.

Can you have the tenant write them, enclosing a self addressed stamped enveloped for the return information. Tenant ask for a copy of their rental history and have it mailed to YOUR address. Envelope would be address from the Tenant with her name but your return address in upper right hand corner and have your TO mailing address in the middle of the envelope. Be sure and tell her not to mention she is having it mailed to another address than her own. Going even further you could give the tenant the self-addressed envelope that you have put a mark of some kind either inside or on the outside corner so you recognize the envelope.

Both envelopes must have tenants name on it but your address in both places

If they are moving around every three to four months then would avoid them completely. Unpaid utilities and unpaid rent go hand in hand together. In the province of Ontario a minimum credit score is seven hundred and above where risk is minimized. If they lived there for a year or longer then less likely they defaulted on rent. Are there any judgements for anything. A stable tenancy will listed on the credit reports. As long as they holed up in relatives house or in a motel then less likely to be a problem. Problem tenants have unpaid utility bills, judgements along with unstable rental history. Some references would you rent to them again yes or no. In future even if one utility at a time is convert completely where tenants pay for utilities which is expensive upfront but over time will pay off as rent will be lower along avoiding problem tenants who are unable to sign up for utilities. --99.236.xxx.xxx

OR give her 24 hours to run over to that office to pick up the paper and drop it to you.
