i rent out a home on woodsy two-plus acres to excellent tenants. however they feel they should only keep up the small yard right around the house and not the rest of the property. they want me to pay to have a landscaping company clean up old growth etc. the lease says they are responsible for the grounds. however i don't want to upset them and have to look for new tenants when lease expires. what is your opinion? many thanks, pat

They need to keep the property up to their own standards. If they only want to deal with a small yard, then the rest is left alone and that's on them.

The only issue would be if the entire grounds need to be landscaped to meet local laws. In that case it is on you, but if the lease says they are responsible then they would need to cover the cost required to meet legal requirements. --71.233.xxx.xx

I pay a weekly gardening service for all of my single family homes. And once every 2 to 5 years I send in a crew to trim the trees. Gardener for front and back yards around $100 per month. For the tree trimming, around $1,500 every few years.s --47.155.xx.xxx

Seems like a lot of property. The expectation may have needed to be set goin in. Refer to your paperwork for clarification perhaps there could be a middle ground and you keep it as you wish. That's alot of ground to expect a tenant to maintain. Did you take move in pictures of how the woods were maintained when they moved in? --172.58.xx.xxx
