All rents in for April (some pay middle of month) and we are $34.84 away from a new milestone in total rent collections, and up $3k per month from same time last year, with no new units added.
All from basic $25 rent increases on existing tenants to a few turnovers which hiked total rent.
Have two turnovers happening soon and rent has gone up $300 on one (tenant was there 4 years) and $200 on the other...no one is batting an eye. --50.82.xxx.xxx |

Here's something funny. Tenant (who pays in 3 payments, because Zelle only lets her send X amount at a time, so she pays over three days) sent her last payment a few minutes ago. I forgot I had raised her rent, so now I am $9.84 from that milestone. LESS THAN $10 ARGH!!!!! It will drive me nuts now. --50.82.xxx.xxx |

Hmmm. Just had a tenant pay for a broken ceiling fan (her friend hit it with a sweatshirt.) Cheap fan, $30, she paid $32 I guess for tax. Think I could cheat and pretend it was only $22.16 and apply the missing $9.84 to rent :? --50.82.xxx.xxx |
