We have a great young family in a very nice house since 2019 (first child born in 2020). Their current rental agreement ends soon and they are asking for a month-to-month as they are looking to buy a home. They are among the very few perfect tenants we've ever had over the past twenty years.

MTM's just aren't ideal for our locations in solid B neighborhoods with the best schools in the area. We find our best tenants in summer when people are seeking these school districts. Renting in winter is a major headache around here.

Of course in our regular rental agreements we have an Early Termination Agreement that requires the equivalent of two months' rent. But we need some kind of creative way to get these tenants to renew for a solid year to protect ourselves from a badly-timed move out, but to also somehow reward this couple for being the perfect tenants.... just looking for ideas! --71.246.xxx.xxx

I would keep it "as is" with the early lease buyout.

"We're wanting to buy a house" needs to have the phrase "within the next 1 - 120 months, if ever" behind it. A lot of tenants talk about buying. Only a few do.

You need them to fall in line with your business goals, and if that doesn't work out, now is the best time to find new tenants as the school year is almost over. The accommodation they are requesting benefits them and disadvantages you. If that's going to be the case, at least bump M2M rent 30% or more to compensate you. --107.216.xxx.xxx

When I have had perfect tenants I bend over backwards to allow them to get ahead. Either have an early termination clause/fee and make sure they know how it works if they need to terminate early, or simply raise the rent and offer the month to month option. You can’t force them to stay just because it’s better for you. So just protect yourself by getting more money in a month to month arrangement or via an early termination fee and hope the timing works out in your favor. Make sure you have their understanding that they must be cooperative and allow you to show the property once they’ve given notice. If you really want to reward them for being responsible than don’t make things harder for them. --75.89.xxx.xxx

What does your real estate market look like? If my tenants wanted to buy a house, they would be hard pressed. Prices are way up, there is nothing on the market, and there are many people trying to buy. Nothing listed lasts more than 48 hours before it is sold for full price or even more than asking.

I would ask them if they have taken a look at what is available. Maybe they really can buy, maybe they are dreaming.

But they've paid you rent and kept your house nice for a couple of years and you can't keep tenants forever.

I would offer another year lease, but reduce the early termination fee to one month if they move out in a month up to the end of July, but goes back to two months after that. Explain that you can't have vacancy in the colder months because you have trouble re-renting then.

Or you could just tell them no. Renew the same lease or move out. That guarantees that you get your vacancy when you want it, or else you get some extra money for your trouble if they move late in the fall. --76.178.xxx.xxx

MTM with increase. Enough, but not so much that they move even though they didn’t buy yet.

As was said, their buying process can drag out, then they might buy a fixer-upper. If it’s gotten into winter, AND they bought a fixer, talk to them about staying for a bit in the rental, doing the cleaning, painting, floor coverings for their new place BEFORE they move. That’s where having the rent increase not too big can keep them there a month or even two longer.

Oh, and if they decide to build a new house rather than buy... plenty of delays there....

I would think with good schools, people would be willing to move any time. As a former military family ( long ago) we had learned from savvy friends to move our kids BEFORE school ends by at least two months. Then the kids are only ‘the new kids’ for two months, not the whole school year. --172.56.xx.xxx

I have a reputation with working with my tenants. During the first year, if they "have to move" due to a job change, death in the family or some very important reason, I will let them out of the lease, but will charge for lost rent until the new tenants are found (within limits).

On the other hand, once a fixed lease has expired, in curtain markets, examples:

Property on the beach that no one wants during cold weather.

Top schools during summer vacation.

Farm property during rain storms

Then I want a renewal for another lease, or I will raise the rent so I can "Bank" some extra profit to cover a vacant period.

I think it is unfair to punish a tenant who wants to move up in the world and buy their own home. Out of the 50 to 100 tenants that moved in saying someday they will buy a house of their own, very few actually do! At least is Southern California where a junk house cost over half a million dollars.

I have had this situation with timing. What I did was tell them that they could have a month to month lease from May through July (or whatever ending time you want to set). Then, if they have not found a house by then, they will have to sign another one year lease. I've played this gamble a few times, and lost once when someone bought a house at three months, but won several other times when they ended up never moving for reasons others have stated. I'm still processing all of these good tips - another point is that these kids do have resources ($), college education, excellent credit, and good jobs.

Buying is not a pipe dream for them. She owned and sold a home of her own at a young age in a different location. (We've also had more typical tenants who often talk about buying when it is very apparent that they will never do it. But this couple is not at all in that group.)

I think that your ELT gives them the flexibility that they want and addresses the seasonal nature of your market. What more do they accomplish with MTM?

Chances are that when they begin to search for a house to buy, they will not find one to their liking until mortgage lenders tighten and raise rates. At that point they may delay.

Supply is lagging demand, and I don’t see many new houses being built.

Depending on when the lease is up, if end of May, you could offer a 1 month extension but then they sign on or move. If they actually found something they could negotiate with you for a little additional time and if you agreed you would still be within your ideal rental market. If they sign on again, they have the ELT. If they sign on, you could offer less than a year so they had the option of m to m in next springs housing market. As much as we want to help, it has to fit in our business plan and most people about to buy are usually smart enough to understand and appreciate our rental season constraints when it is explained to them. --75.67.xxx.xxx
