Plenty, you mentioned that you prefer section 8 tenants who are employed. For those who take section 8, what sort of additional screening do you conduct outside of the normal stuff? I would think a home visit would be very important. --209.122.xx.xxx

I don't like Section 8 tenants within California. The State and City make too much profit from each months payment of their rent. But when I was forced by the City to replace a going Section 8 tenant with a new Section 8 tenant, I had them fill out a normal application and require all sections filled out with supporting documents. Plus I'd do a surprise inspection at their current location. While there I'd check their utility meter for their "name" and when the service was put in their name.

My last Section 8 tenant that was forced down my throat had several turn off's and turn-on's at their power meter. And one time the owner was forced to put the power in their name. It is illegal to leave a tenant without power, water or heat. If the tenant can't afford to pay for those services, then the owner is forced to provide them.

Based on the fact the tenant couldn't pay their power on time for the 2 years they were at their current residence, I rejected them..... The City was up in my face. So I told the City since they own the Utility Company, will the City guarantee to keep the service on even if the tenant stops paying for it? No answer... --47.155.xx.xxx

Whenever I get an inquiry for a rental from a S8 applicant, I always ask them which PHA or agency handles their voucher as well as their case worker's name. If it's a PHA that I'm not familiar with, I check with some of my MA LL friends to get their take on how well that particular PHA is run. In my areas no matter how well a S8 applicant might screen if their voucher is handle by a PHA that I've had a bad experience with, I'll look real hard to find a reason to carefully not select them.

GKARL, you definitely want to do a Google search & a FB search on the S8 applicant & anyone you their list on their application as cotenant including their children. I'm always amazed at how enlightening some of their FB pictures are. --71.184.xxx.xx

The 2 minute in home screening is a must. That will tell you what your house will look, sound, and smell like within 2-4 weeks of a person moving in.

I do that for all applicants, but it will be especially important because anyone on Section 8 will not have the money to repair damages or clean up properly after leaving, and as we all know the deposit rarely covers it all. To quote RB...screen 3x effort! --107.216.xxx.xxx

My application says to include: copy of driver's lic, 2 weeks pay stub (proof of $1000 income), copy 2 month's bank statements (even Chime has printable statements), copy of current lease, and a good LL reference a plus. No smokers (on property), no pets. No evictions. My first screening requires all that plus $10 application fee. I only run credit reports if pass this first screening. Most of the applications come back incomplete, and i just reject those, i do not spend anytime asking for the missing papers. I make alot of lunch money this way but when a good application is submitted there is no doubt. Remember when you have a super nice house everyone will pay $10 for the opportunity but only one who is qualified will be offered the home. I also do home visits on the application choosen and learn alot, if they are making lemonade out of lemons, screen well then I know I've found a winner. Only turned one down at that point cause they failed to tell me about smoking, stating it's only outside, however i am no smoking on property. --172.58.xxx.xx

If they have been on Section 8, contact the office that handles their case and ask if there are any complaints, notices etc. Landlords are supposed to send copies to the section 8 office if they give any notice to the tenants.
