My 16 foot trailer deck had a few bad boards. I was just going to replace all of them, 2 by 10 by 16. Found prices at $42 per board, I decided to just section in the new boards rather than taking a new mortgage just to replace the entire deck. LOL. --66.169.xxx.xxx |

As a contractor, plumber, etc the price for materials is like a commodity--prices can go up and then down without rim or reason.
Many, I mean many times I'll call up a client in a panic! Hey Joe, the materials for your Deck Project are on Sale! The manufacturer is changing their style and as of next month they are raising their prices for their new line by 25%. So if you buy now, it's around 35% off the normal rate, AND it will be around half (50%) of the new rate. The client will say they will get on it. He and the wife will drive to the supplier and order the materials. Of course they will put it off and then when it's time to build a deck, they will have sticker shock.

Lumber prices had been very reasonable and ordinary in February. But by the time April hit--- yeah, no.
I figured I'd wait a few months for lumber to come back down again so I wouldn't spend $200 on a $60 job.

When a country brings in tariffs to protect domestic market then those producers raise prices. If they let the consumer decide where one rack there was Canadian lumber and Us produced lumber then you know what the results would be. Now during the pandemic a lot people are home where they are renovating houses where is there is a large demand for lumber. Unless one considers using steel where if they know and own welding equipment then can fabricate gate out of steel instead of using wood. Paid a lot for lumber for the deck where often the supply is not available. During the pandemic two things are out of whack where prices of houses are increasing along with everything else is going up. As the outside temperature goes up then going to install more spray foam insulation in the attic where eventually going to remove all the garbage fiber glass insulation in the house. In my area prices for decent framing stock including PT lumber has almost tripled in price. Two item that I use a lot are Huber's 7/16" Zip wall & their 3/4" Advantec. In 2019 I was paying $20.00 & $28.00 per sheet in lift quantities. Now they are $57.00 & $66.00. About the only good news is now unlike during 2020, you can at least find them if you're willing to pay the current price. --71.184.xxx.xx |

I'm not doing any rental work unless it's absolutely necessary. Any flips that I look at (if I can even find any), need to be no work or very little work if I'm going to buy it. Prices are fluctuating too fast to correctly estimate in my opinion. I bought a tube of Lexal silicone in the fall for mid $8.00's. Bought the same tube about 2 weeks ago and it was mid $10.
My one RE partner is making a killing right now on FB marketplace and Craigslist selling his unneeded materials that he's cleaning up around his storage buildings. Might be an idea for some folks here. --70.44.xxx.xx |

I heard a story on NPR about lumber prices and apartment buildings that are not yet completed and were probably priced using the lumber prices back then and the new prices for new apartment building with the new lumber prices. Reroofed my shed myself this past weekend, including new 5/8 plywood sheeting. Total materials cost was around $1,000, which was not much less than I had gotten a quote for from a pro 18 months ago. Plywood was $52 For a 4x8. It's a combination of tariffs, stimulus checks boosting demand, and still playing catchup from the sawmills shutting down for two months last year.
I have a rental whose roof is hanging on by a thread, but I'm holding on as long as I can. I don't see the tariffs going away anytime soon given the political circumstances in the US. --100.34.x.xx |

We got started on a long-delayed project to sister some joists in our basement. Once we saw the price of LVLs, we decided to hold off yet again.
Hubby needed some pallets for keeping fire wood off of the ground. One pallet was too big - he nearly rejected it until he saw that it was made of PT wood. The pulled-apart pallet is now pulled apart and neatly stacked, possibly going on FB Marketplace. --96.245.xx.xx |

When treated 2x4's are $10.75 at Lowes (last week they were $9.75 each) it's time to go home, lie down and take an aspirin.
Last week I was there and some guy had loaded two sheets of Luan on his cart then asked one of the stockers where to find some of that "$17 Plywood" he was told to buy. I said "excuse me; you've loaded it except now it's $28 bucks a sheet. Come next week and you might need to trade your first born for some more lumber".
Working on a rental that I want to sell. We've opened up some of the walls and I'm telling the fellow working with me we're saving ALL the wood coming out of it, knocking out the nails and keeping it to reuse. It's probably better wood that's what on the big box shelves right now anyway.
When applicants for rentals complain about the increased cost of rent one can try to explain the big jump in the cost of supplies (not just lumber but appliances, vanities, pretty much everything) but their not likely to understand this.

The reality is that lumber production was stopped like all other manufacturing because of covid-19. There is a lag of restarting production to actually supplying a finished product everywhere. This includes meeting a backlog of orders.
I quoted a job to replace 28 furnace/ac units to a megachurch last year. Those furnaces have still not been built and definitely will not ship for another three months. --184.57.xxx.xx |

I heve been rehabbing a 1950 era inn I picked up out of a foreclosure .... water damage from a hard freeze left me pulling down tounge n groove pine from two ceilings. Been repurposing every scrap I can. Chair rails, window and floor moldings ... you name it.
