In addition to naming our houses, hanging signs and trying to improve curb appeal with other little things, I am pushing to get several ugly houses painted. We found a reliable hard-working guy and I'm going to use him until he disappears - as happens!

We are also going to be doing fencing at a few places, I guess.

We've already improved some driveways and parking areas.

What are some other ideas for exterior improvements that won't break the bank or involve any kind of gardening?? --50.82.xxx.xxx

Gutter shields or the foam inserts - I cut the 48 inch sections into 3 pieces and put over the outlet to prevent leaves and twigs from jamming the underground drains. --76.188.xxx.xxx

2 things come to mind:

1. i've had some problems over the years with tenants wanting to park on the lawns instead of in the driveways. They don't like to listen. They tear down bushes you plant, etc. So I got some BIG rocks and placed them to prevent driving where I did not want them. Now by big I don't mean basketball size because they just roll them out of the way. I don't mean a couple hundred pound rocks because they either push them to the side or hook a rope to them and drag them out of the way with their cars or trucks. What I mean is BIG, like 4000 pounds or more and bigger than your couch. Too big to move. There are companies that have access to these size rocks. A few of them in the right spots and that usually solves the problem.

2. Flowers/ground cover. I am one of those types who don't want tenants cutting lawns, pruning trees, etc. I usually have it done by a service or I do it myself for the exercise. I want SMALL areas to mow. So I add ground cover that does not need mowing and flowers, vegetables, herbs, fruit trees, nut trees where I can to reduce the yards. As I tend the yards or have it done, the fruits, vegetables, herbs are collected by me or the crew for whatever I want to do with them. This serves several purposes, among them I get to keep an eye on the place, I get the fruits, vege's, etc. and I get some exercise. --24.180.xx.xx

porches,

the ones I have done need painting again in the high traffic areas. I tried the rustoleum deck over stuff and it failed. Porch paint lasts longer. I'm thinking a solid stain might be easier to touch up.

I was installing updated motion dawn dusk lighting but found the tenants keep it turned off.

I was dissatisfied at first with the wet and forget product. Over the winter it has cleaned up the vinyl siding. I was driving by the property and how much cleaner it was caught my attention. I will apply a second round this spring, and look for other places to use it. --24.194.xxx.xxx

It's a spray on cleaner that works over time. "Wet it and Forget it!" I've wanted to use it on our own deck but I have cats who would walk in it and it's caustic to their feet while wet. --50.82.xxx.xxx

Replace everything worn on the front door and make sure it works flawlessly. Paint door if necessary. Door is the first thing a prospective tenant sees close up.

Lift canopies on bushes and trees, throw extra water and fertilizer in yard to green the grass.

Add some small color plants to flowerbeds in front.

POWERWASH house, driveway, sidewalk, and shoot the bushes while you're at it. Powerwashing bushes gets rid of dead leaves and cleans the dirt off the leaves. Makes them shiny.

Refresh attic insulation if needed and advertise all the extra insulation that will lower heating/cooling costs.

Make repairs if needed inside and out.

Offer mowing service when rented. Every tenant hates yard work. --108.69.xxx.xxx

If there are garbage cans kept outside or there is an a/c unit on the side of the place, a shrub or a bit of fencing to screen those items from the street is a nice touch. We also bricked in a small pad to put the garbage cans, grill, hose cart on. --96.245.xx.xx

Richard, in places where we have found tenants consistently parking on the grass, where it is possible we have enlarged the driveway to cover that grass. We use "crushNrun" not concrete as it's permeable and that's important here. We don't need to worry about snow plowing though. And we have a guy who does cheap bobcat work.

It's like following a foot path that has square corners. People naturally cut across the curve and carve a new path. Instead of putting up "Stay Off The Grass!" signs, if that's the way people are using it - we build to suit. We've never had a tenant say they want FEWER parking spaces and MORE lawn.

Mike go to their website to select the best product, but yes they got that covered wet&forget

I got the extreme reach that attaches to the hose. Went up 2 stories. It really took months to take effect, but I really noticed it out of the corner of my eye while driving by. Siding was grimey and had steaks under the windows. It's not perfect now but really did clean up. --172.58.xx.xxx
