We've all experienced the folks trying to wave cash to push our buttons. Here's someone with another approach. This is a message I got on FB:
Applicant: "Hello, I just saw this property listed. We are a two income household, we do have current back ground check and credit checks available, no prior evictions and we make $6600 a month. No pets, just two children. I currently work from home and my husband works at Ocean Spray and Keurig. Our landlord is currently looking to sell the property this is why we are looking to move. We have a positive rental reference letter from our landlord. Steady income. I hope that this beautiful place is still available for us to call home."
She completed her tour request immediately and will be shown the place this evening. She still needs to be checked out, but she clearly has studied what LL's are looking for and is marketing herself in a manner other than waving cash. The only reason for this is to compete for the rental.
Here's what she had to say after the showing was arranged:
"Okay great! See you then, we just had 10 places fall through and one too many people are scamming so it hasn’t been the greatest time looking for a place."
This gives an insight into market conditions. High demand is also fertile ground for scamming tenants and investors.

Hmmm... I wouldn't consider someone with a short "resume" to be a button pusher. Marketing oneself is fine, and I actually appreciate someone who takes the time and effort to tell me the things I need to hear...all subject to verification, of course.
When they give you that much information, sure, it could be a tenant scammer hoping you won't check them out, but of course you will. And with those details, it would be easy to deny if you find a lie or "misrepresenation" (i.e. they only make $4000 and have been living in a hotel for 3 months).
Consider that she's doing the work for you.
Yes, I bet there are lots of scam ads out there now separating the gullible and the greedy from their stimulus money. The old saying about a fool and his money being soon parted applies as always.

In comparison to what I've been getting, this person pushed each of my buttons. Here are some examples of responses to my questions on income on my pre-screening questionnaire:
" PUA benefits $195 a week / Child support $110 a week/ welfare will pay due to domestic violence. Im a very clean and organized person. Were quiet. I have a 9 year old and a 1 year old. I have to find an apartment first then go thru welfare for the rent and security"
"SSI/SSD, Unemployment compensation, foster care"
"at the moment my husband and I are collecting because I just had a baby, my husband makes Uber our monthly amount between the two 4800"
"9120 with child support and my husbands unemployment. All together its 33,156"
That's just a small sample and many of them have pets. The difference is one person is marketing themselves (and is marketable) and these other folks are marketable at all.

Today dealing with applicants is no picnic, but dealing with partners is even harder. Why? Because some partners are lazy and would rather take a chance and gamble on an applicant, rather than:
a) Ask for more information and proof
b) Keep on showing a vacancy until the right one comes along.
One applicant had two jobs that could not be verified and they claimed to have big money in the bank. So I asked for better proof of employment and 3 months worth of bank statement showing the money in savings. --47.155.xx.xxx |

With my most available rental I had a good number of interested folks stating they needed to move because their landlord was selling the property they were renting. Most never went further to verify if this was true but it would not surprise me if this was the case.
And a fair number were also cautious in regards to scammers. Not a few mentioned being told to send money before even being able to view a property.
It is tempting to look as someone like what this person posted with moist eyes after hearing all the many sob stories from those desperate to move but unable to meet even the most basic of your requirements. I suppose my first question might be if they make this much income how come they aren't buying a house in this market?

That message looks like a cut/paste being sent to many listings but no worries.
Me? No matter what they told me a quick check of court records before getting up from the dinner table to show a vacant. (or give the lockbox code)
Her remark about 10 places falling thru and scammers activated my Landlordy-Sense. Fall thru? Why? Denied?? Scammers? How? Seems like odd comments.
As always, remember this could be a tester so be on your best behavior and DOCUMENT :)

Downside on someone like this is they have more choices than the duds who are thankful for anything they can get. I just had a couple come by on Saturday with similar income and very high credit scores that fell in love with one of my units but they wound up going with another space they got approved for that they liked better.
I have four decent ones coming to the showing this evening and she's at the top of the list. We'll see what happens.

Brad's question caused me to look again and
I just noticed something. I use google forms to pre-screen and I collect e-mail addresses with the form. When there's a duplicate submission, the e-mail address is appended with a (1). I just noticed this with her google form. Checking back through the files, she had submitted a screening form earlier. On the earlier one, she indicated that they were moving to Florida next August and that he husband had a poor credit score (each applicant has to complete a separate google form). She also indicated that they had a couple of bearded dragons on the earlier form. I've gotten so many of these, that it's hard to keep up with all of them, but I didn't invite them to a showing earlier because of the relocation to Florida next year combined with the husband's credit score. His income appears to be good though.
I'm not wanting to rent to them now only to have a turnover in about a year not to mention the credit situation. May be another dud; a more sophisticated one, but a dud nonetheless. --209.122.xx.xxx |

I don't accept any tenant who BYOs their credit report or landlord reference. Can you say Adobe Pro/Foxit Phantom etc?
I also don't accept any current landlord reference. Must have previous landlord references and verify that person with the town treasurer's office.

First, I'd want to double/triple check that it's the same one that applied previously. Does she think you won't verify? If so, why waste everyone's time. If it is her, she probably watched you tube or tick tok and learned how to write you a letter. Actually, I can't blame her. My resume goes through many edits and while being truthful, comes out on the other end looking totally different to meet the situation.
At least she knows what you want, and isn't demanding. Definitely verify, but it could be a tenant that's received some landlord training recently.

If I may, I was helping a friend to find a place. We found two that were scams, one in Menlo Park and one in San Jose. I contacted the owners to warn them immediately to put watermarks on their pictures.
