We all know that when an applicant ( or tire kicker) says they have been “ living with relatives” .... it’s a no go. They either don’t want to give you their real LL info because they are bad tenants or they are living with relatives because nobody will rent to them. The new version of this is “ My LL is selling the house”. I had dozens of people telling me this. About a month ago I started making note of the addresses. So far not even one of those houses is up for sale. Perhaps some LLs are getting rid of their non payers by telling them they are selling the home? I always ask them why would their LL want them to leave since the home is a rental and the new LL will need tenants in there. Nobody seems to have an answer for that.

Here, it is TRUE the LLs are selling. In droves. Prices are sky-high and long time long-term LLs are selling out. Every listing gets 20 contracts and bidding wars ensue.

The LLs want the houses empty because they are being converted back to private homes as people flee "the city" and our general stock of rentals is down to ZERO POINT ZERO. --50.82.xxx.xxx

A majority of the prospects I'm seeing now are young first time renters living at home. I'm now at over 120 pings and have asked several of these w/ steady jobs if mum and dad will co-sign and guarantee the rent. 2 applied and didn't pan out and a 3rd is getting a showing. First time renters was a former niche that I discontinued after NYS said I could only collect one month of security. Now I'm putting the security on the family.

In 2019 I saw a fair amount of people looking because their home (or rental) was being foreclosed. I would bet that this trend reemerges down the line as the economy shakes out and courts open. --24.194.xxx.xxx

Had someone come around who was around 30 years old where he was to give a rental application where he told me his girl friend where I would give two rental applications where he said his girl friend would not fill out rental application. They were holed up like in the movies in mothers basement where he called a six months later where told him about thorough credit checks on all adult applicants. Sooner or later the eviction, trashing out rental units comes to a end. As a result of the biased landlord & tenant dispute process in the province of Ontario called the committee of social justice where many in the secondary rental housing market sold houses, townhouses and condominium units to become owner occupied. They always blame the rental housing providers who they say they are greedy when in reality no can operate a rental apartment complex that operates at a loss of over $100,000 per year. Now the vacancy rate is at zero or one per cent where those evicted are required to have a credit score of seven hundred and above or they walk. Sooner or later they are going to have lift the eviction ban where those with rent arrears are never going to catch up. The socialist are dreaming where after the pandemic there is not going to be the funds available to build the non profit rental housing pipe dream. There is universal health care here where it is political suicide to sacrifice that for the so called affordable housing. Housing that operates at a continuous loss where without subsidies would go bankrupt in a month is not affordable. --99.236.xxx.xxx

To me, the reason is irrelevant. They either have a positive reference from a current land lord reference or they don't. I treat it the same regardless. Keep it simple.

Rents,

Yes, we are seeing an abundance of "Living with parents" applications. More than in the past.

I am searching for ways to screen this.

I think the pandemic sent many back home to save money. And a a few years ago the stats showed 30% of men under 30 were still living at home. (Failure to launch!)

I heard a report that some moratoriums allowed evictions if

-the LL wanted to move into the property (and maybe move their child into the property)

-property was for sale.

We have been examining these one at a time but I can tell you a some of those we approved are not working out.

Our average approval is down to 1.5 out of 20 apps.

It is quick and easy to verify that their landlord is selling the house.

There are landlords who are taking advantage of this market to sell, so it isn't always going to be a lie.

Yeah, same here with the "property is being sold" routine. NOT NEW - I've been hearing it for a few years. I am a agent so I look it up (plus it isn't hard to find out either).

I too am seeing this reason a lot and I think it's suspect. I'm requiring that each applicant provide proof of payment of rent for the last 6 months. Someone couchsurfing at Mom and Dad's can't produce that. I'm wary of taking anyone who has no rental history unless they are a student or something fresh out of school. --209.122.xx.xxx
