I saw in another post where you said you were purchasing another property. You've mentioned several times that you purchase properties (in this case a single family) and are able to put another two units into it easily. Don't you need zoning approval? Here, the auxiliary units are always "in-law" suites and they somehow regulate that. To add that, or any other type rental, you'd need to go through the zoning process to make a single family property in to any type rental ...and the neighbors would certainly all object. Split a bi-level or split level into two has always seemed like a good idea the few I've come across ones I'd consider but zoning would be the issue, every time. --72.70.xxx.xx

NH passed a law several years ago that said something to the effect that every dwelling could have an ADU and towns couldn’t ban them. You still need permits and to meet codes, but they can not say you can’t because you are in a single family home type of zoning. The idea was that ADU’s would help with a tight housing market, rising costs of housing causing homeowners to utilize their property for income to help with that and the ability to rent existing “in law” units to non-family. --75.67.xxx.xxx

Adding a legal Accessory Dwelling Unit to a place does require a permit, and we will be pulling one. The first extra unit we do will be totally legal. It's allowed by right depending on septic, flood zone, parking and specific area in the county. This one meets all those requirements, which we knew when we saw the house based on what we know from doing previous ADUs.

The second one will be more of a MIL arrangement: bedroom, bathroom, living area...but the kitchen will not have a stove. Just mini-appliances like a microwave, countertop oven, small fridge, etc. Like you might set up for a college kid or your MIL! BUT this already has a separate entrance too. LOTS of people have these things in their homes here without getting permits.

The house is already zoned for 4 bedrooms, so we removed a bedroom on the top floor and changed it to a utility room: washer, dryer, hot water heater, etc. Could still be used as an office, but not a bedroom.

Zoning here really cares about bedrooms, so we won't be exceeding the total number of bedrooms allowed. --50.82.xxx.xxx

Often I will first provide plan to the city and have neighbors agree to my "conversion", detached garages into units. I will get approval, pull permits and get a certificate of occupancy and authorization to rent out those units once completed.

I have to deal with electrical, plumbing, insulation, heating, ventilation, additional parking, zoning and many other issues. This not just a step 1,2,3 project. --47.155.xx.xxx

We used to pull permits before we bought a place, just to be sure we could (how they can let a non-owner pull permits on someone else's property I don't know, but they do! Keep THAT one in mind LOL!) Now we know what we can and cannot do and bought the place without pulling a permit yet. Permits here can be pulled online so we'll get that done soon.

We know that we can be our own GC but we have to hire licensed tradespeople to do the work: plumbing, electrical, HVAC. DH still does a lot of that work anyway but our tradespeople do the big stuff that needs to get inspected. --50.82.xxx.xxx

OH and BTW Nicole! I should tell you that NOWHERE was this publicized about allowing ADUs back when we started doing it. Our Realtor didn't know about it, most people still DON'T! I found it because I am a crazed Googler and found a set of County Meeting Minutes talking about allowing it. And tracked it down and found out it was allowed. But the exact regs are buried deep within the development code for the County. It took some reading to confirm it.

And when I first called the County about it (years ago) they hemmed and hawed and it wasn't until I asked very specific questions that they admitted it was allowed! --50.82.xxx.xxx

Bill, the other County where we own properties has that stipulation. My county found out that requirement would not hold up to a court challenge so they dropped it (that's what they told us.) Presumably yours wouldn't either but someone would have to challenge it to change it. --50.82.xxx.xxx

Even when they grant variances for things like an extra driveway piece to get crippled grandma right up to the door they insert stipulations such as death of grandma or sale of the property and they must revert it to lawn. --72.70.xxx.xx
