someone else on here posted a favorable review of Dan Arnold's book. So since I love books, I bought them off of Mr Landlord's book section.
There are two - Stupid mistakes of a Self Made Millionaire Landlord and Making Millions, One Deal At a Time.
Both books are short large type150 or so page books written in an easy to understand and matter of fact kind of way. There is none of the guru smoke and mirrors, hocus pocus, cheerleading detritus that you get from some RE books.
I'd say you can get pearls of wisdom from both books and you should read the books in the above order. Most interesting is perhaps the inside look at how he thinks when he is negotiating a deal (the second book). I am not good at this and perhaps it is a practice thing but at the end of the book he analyses two deals and what went right and what went wrong and what he was thinking at each step. Valuable insight to someone (me) who has never done a $500K deal.
The only disappointment is the promised free spreadsheet in the second book lists the website as danlingroup.com. Alas, such a website does not exist. I guess he has moved on to better and bigger projects.

Bonanza, 15 or so years ago when it was published, Dan gave me a signed copy of "Stupid mistakes of a Self Made Millionaire Landlord". It's an easy read filled with practical real life experiences presented without a lot of unnecessary fluff. Whether you're just starting out or are a seasoned LL, it has something of value for you. IMO both books are like Dan, full of honest practical LLing info & not a bunch of BS.
A few years ago Dan experienced some health issues & cut back on his LLing business. The last I heard was that Dan & his lovely wife Linda were splitting their time between "Taxachusetts" & Florida.

Money well spent on these two books. They are full of short stories of things that went right and the things that were rough.
You can learn from someone else's mistakes or you can learn from your own mistakes.
