I have an inquiry( couple ) who is moving here from CA and is retiring from the military. I don't believe that I am interested in renting to them because of some things listed on the prescreen but I would like to get your thoughts and opinions.

Here are some things mentioned:

1)Military housing; no landlord for 14 yrs.

2)How many will be living in the house? *

2-4 (child).

I am not sure what that means? Do they each have a child that might live there?

3) Move in date 7/1/2021

I do not want to hold the house for that long.

4) ESA dog.

I do not know why in this situation that it would be an ESA and not a service animal? I don't mind so much as I am trying to get higher rent to cover for this situation but it seems strange and I do not want to rent to someone who is just trying to not pay added rent vs. someone who really needs one.

5) We are est to be ready to leave btwn May-June. Will be a disabled veteran getting disability, still looking for job however will be getting money from military retirement. Very desperate to find a home. Thank you.

The last part about being desperate doesn't sound good.

I think that it is a hard pass for me but I would like your opinions.

Even though I am not really interested in them I would like to know how you would verify there information since they are out of state and not quite yet retired from the military?

How do you verify what there military retirement would be and if the papers are legitimate?

How would you verify there current address?

Is there anything else that I would need to look for in this type of inquire?

I am sure that I will run across this more then once.

Stop thinking about it, you already said the moving dates do not work.

I use something like: who will be living there? They usually respond with me, my boyfriend, 2 kids, 4 more every other weekend, 1 ESA pony, 1 pit bull, 3 cats and a turtle:) --75.67.xxx.xxx

14 years without a LL is alright as long as they were in the military at that time.. Housing is becoming more readily available although they should have some point of contact, They were moving to make military housing more privatized --24.154.xx.x

Just ask for a copy of their most recent LES to verify military employment/income. It will list what they have been getting by way of pay.

The issue is how to verify the amount of disability income. There should be an equivalent to the LES that has it on there.

LES stands for Leave and Earnings Statement. It lists their pay and BAH/BAS.

The DD214 is a form that will state they are retired/out of the military and their status. --67.43.xxx.xxx

generally speaking the retired military has the sort of income that is a landlords dream. but they have a move date that costs you money...tell them to pay the rent and move in when they want. their schedule is not your problem. the ESA is a different issue...learn the rules for your state and be ready for the damage --75.80.xx.xx
