After not getting any good prospects for 3 long time vacant or soon to be vacant apartments, I have had some serious interest on the units.

Nothing concrete but I showed various apartments to three different parties yesterday and all of them showed interest and requested an application. We will see who returns them and how they check out.

One tenant is looking at the lowest priced one and prefers that one. The other 2 tenants wanted the nicer and more expensive of the two. I also have someone who wanted to see the larger unit out of town but had a funeral to go to, out of the area. Trying to match my schedule to hers to reschedule as she requested. I just got another call about someone else that may be interested in that unit as well.

I did a preliminary check on all of them, except the call today, on the public court record system website here, before showing the units and no drugs, criminal, evictions, etc in their backgrounds. Around here that is somewhat hard to come by.

Sure would be great to get some apartments rented out before income tax time. It has been a little tough with 2 vacant or no rent situations since November. I will update if I actually get someone approved for any of them.

Most of the people that inquire about my property are not filling out the prescreen form and the ones who are filling it out are not are not filling it out as asked(no middle name or address) or they are obviously not qualified.

Be careful who you choose.

Ditto Ken. I tell them to bring a photo ID, proof of income, and the application fee to the showing. That way, they can apply on the spot and I can have them approved in less than a day before they find somewhere nicer! --104.230.xxx.xx

All my apps are on line, so I collect no app fees in person. All documents have to be uploaded also. I send them the application links right away though.

I am just hoping for an application or two back tomorrow or Tuesday that I can approve, to at least get one or two units rented. All 3 would be ideal.

One person called me that he was in my rental city and had driven in from Michigan as he starts a new job next month. On the way, the person who was supposed to be showing him their units, called him at 6:30 am after he was on his way and told him she wouldn't be able to show them. He looked in the area shopping news and saw my ad, calling to see if I could show him that day. Luckily I had just had one person cancel who needed to attend a funeral and just let him have that spot. He was so appreciative that I showed my units and I think it was the only units he was able to see that day. From my initial check, he appears to be very responsible and will be a higher up in an area business that pays very well, subject to verification of course.

By looking on Craigslist, in the area shopping newspaper where most locals search and even on Facebook, I am finding no 1 bedroom apartments at all in my city for rent, unless the rent is way up there and then they sit for a long time or some are affordable but they are income based.
