Compared to just 18 months ago, I've noticed a big drop in the number of unsolicited mailings & phone calls that I get from people wanting to buy my rentals. I'm not sure if they are cutting back in general or if they've figured out that I not interested in selling. I haven't bothered to track them very closely but I still see a good number of ownership transfers for multis still happening. It could be people just moving ownership titles from one entity to another or it could be actual legitimate purchases. I have seen a huge increase in the number of SFDs for sale & actually sold for amazingly high prices even for my area. --71.184.xxx.xx

There are realtors that specialize in selling units. I know of several realtors in the San Fernando Valley that sell only apartments averaging 100 million in sales per year -- that's a 2 million commission in their pockets. Seek out those the have investors that will scoop up your property quickly...doing an exchange. --47.155.xx.xxx

I called the broker I use the other day to list a 3 unit. She said don't even bother because no one is looking at multi' right now. She has several listed already with no bites. May be market specific though. --70.44.xxx.xx

I would concur that it is market specific. My market here is roaring. A good 2 unit will have offers in days. We set an appointment to look at two different buildings within 24 hours of listing and it had offers the seller was ready to accept by the time we got to see it. Both were off market and sold within a few days. If you look at multi’s available on multi listing about half are pending. --70.20.xx.xx

There are large multis under construction here (North Idaho). If any of them are for sale, I don't know where they are being listed.

Its rare for a duplex to come on the market and when it does it is in rough shape and sells quick for unrealistically high prices.

Older commercial buildings come up for sale occasionally and they appear to be a lot slower to sell. They don't look like a good purchase to me at any price. Just an opportunity to buy yourself an albatross.

The condensed version is that there is virtually nothing of any type of real estate for sale in this area. Prices climbing like they are should be tempting people to cash out, but so far, that's not happening. --76.178.xxx.xxx

In my market it's fairly hot. Not as hot as single family, but still hot. I had my broker list a tri-plex on Monday of this week and it sold in two days at list. No appraisal or inspections sought. Closes in 14 days. --67.7.xx.xxx
