Since some of you wanted to know how it worked out when you buy a foreclosed doublewide on land with well & septic and don't get a title or an affidavit of affixture recorded beforehand. Our agent (my tenant!) sent me a link for a company called IBTS. They take the HUD number on exterior plate & provide seller info, hopefully, i.e., serial number, possibly make & model & year.

It seems we are going to have to apply for a title for the manufactured home, just to turn around & surrender said title to our illustrious Commonwealth, so that we can then have the Affidavit of Affixture recorded to satisfy the requirements of a FHA loan.

At least that is where we are now, I'm not holding my breath! I was passing along the info to my daughter as she was trying to get a home equity loan on her doublewide & ran into the same issue with BB&T bank. Seems she paid her $100.00 and received (IBTS) incomplete info for bank. She did receive the Maker, year, & serial number, but not "model", so her deal did not go through. Whew.... --71.219.x.xx

Nicole, the attorney hasn't gotten back with me. Probably doesn't want to have to do this leg work. They are super busy right now with everything coming on the market going under contract.

It isn't uncommon to buy & sell doublewides this way. Especially cash deals. The only problem is when you try to sell with a FHA loan. I am certain lots of doublewides are taxed as real property, as this one is, w/o that Affidavit of Affixture being recorded and no title out there anywhere. --71.219.x.xx

Common in my area as the sale of Realestate and the personal property if the mobile home are separate and our county has a process and its simple, no worries just follow along and be done with it. Personal Property is not included in RE transactions in my county, we then apply for title of PP. No worries. It wasn't done when you bought but that's ok the new buyer can do it. --208.54.xx.xxx

The performance data sheet was removed by original owner with ALL of the ID numbers, so there is no info as to Maker, model, serial number, VIN #, title, age, & all of that is required to apply for a title. --71.219.x.xx
