State Specific Question About: NEW YORK (NY)

I already have a tax id number and LLC for my HVAC business (fake ex. 123 HVAC) , but now I want to put in a DBA for my rental properties (2 duplexes so far) and want to name it (ex.) "123 Properties."

I have done a name search at the Dept of State and none have "123 Properties"

On form DOS-1338-f-i, line 6, it asks for "address of each location of each place where entity....conducts business..."

Line 4 Asks for the "office location" aka principal place of business which I've filled out already.

Do I put down the rental street addresses on Line 6 which would seem to be intuitive or do I just repeat the "office address?"

p.s. My office address is one county over from where my rental properties are located.

I don't know about your specific form, but in general I recommend you do NOT use your home address.

Certain post offices will now let you use their street address when you have a P.O. box. --68.229.xxx.xxx

DBA provides zero protection,it just allows you to use a name.A DBA in NY state unless it is going to be under the LLC has nothing to do with the state,you need to file it with the county. --72.231.xxx.xxx

If all you want is the right to use a name and get a checking account with that name a DBA is through your county,about $35 just realize if someone else gets an LLC or corp with the same name they can make you stop using that name even if you started using it first --72.231.xxx.xxx

I'm not NY, but if you're in two totally different businesses, it might make sense to juggle two totally different LLC's. Does NYS have franchise tax, or a form that explains why you're not collecting it? Does your HVAC biz do taxable sales? etc. If something goes wrong with your HVAC business, do you want your properties to be in the same legal asset bucket? Or vice versa-- if you have a problem with your rentals, do you want your HVAC biz directly connected to it?

I had an old LLC that I wasn't using that I recycled for my first rental LLC. It still operates and holds property under its real name, but I filed a dba with the county to make it a little less weird for tenants to make payments to, like, Go Fish Publishing LLC or whatever.

In TX, an LLC runs just $320, and you file two pieces of paper each year to keep it in good standing. For the banking, I need the LLC paperwork plus a one-time-use federal EIN for banking purposes.

Is it expensive or difficult to generate/maintain an LLC in NY? --137.118.xx.xxx

Deanna LLC in NY i create myself and have to publish in newspaper so probably publishing and cost to the state maybe $500 and $9 every 2 years so i just create a new LLC when i feel the need --72.231.xxx.xxx

yes. getting an LLC in NY is expensive and is a hassle.

anyway, when i went to my county to file this form they had their own, less specific form to fill out instead so I didn't have to guess at it.
