After having the consequences clearly spelled out in the lease, my tenants decided to sneak in a cat. My lease was clear: each unauthorized animal makes the rent go up $100 per animal and a $500 pet fee becomes due. I found out about the cat three months before their lease expired. All in all they’ve PAID $800 more than I would have received otherwise.
I chose to not renew the lease and told them to vacate after its expiration. I received possession back and everything was in good shape. No additional cat damage, and generally pretty clean. A part of me feels like I should send the cat a thank you note.

Congrats! I myself was not so fortunate because I have an old lease, without penalties mentioned. So, I volunteered to get 2 grown kittens spayed/neutered & shots to prevent unwanted litters. $300.00+ out of my pocket. They are outside cats without much future, poor things. --71.219.x.xx |

Yes, yes I did...... At least I know the money was spent on a needy animal. And it didn't go in the pocket of a CEO of a so called ASPCA or HSUS. I contribute to some local shelters as well.
This guy is an alcoholic and can't even take care of himself. My tenant went off and left him after we intervened on her behalf in a domestic abuse case. Long story, hoping it will play out sooner rather than later. --71.219.x.xx |
