Turbotenant and Zillow have pre-screening questionnaires. I usually still send my questionnaire as it's more detailed. Turbotenant's prescreening questionnaire asks about pets and while filling it out, the applicant offers these comments with regard to details on their pet/animal:
" Technically he is not a pet. He is an emotional support animal who is registered and has all proper paper work, under the fair housing act has rights to live with me due to my needs he helps me with."
My fat thumb accidently archived the inquiry, so I can't respond. But before that happened, I detected an attitude and a sense of entitlement. Mind you, I had no direct interaction. This is someone who was completing Turbotenant's prescreening form. How would you handle?

Well what they said was true....so send them the reasonable accommodation request form so it can be forwarded on to your insurance provider for review.
If the insurance company is okay with them having what ever pet they have, you should probably be okay with it to. But more times than not the insurance company tells me that a Dinosaur can not be an accepted ESA. In such cases, its not ME making the call that they don't qualify - it is the insurance company.
It is the darnest thing, my insurance company seems to take a long time to give me an answer since it has to go into special underwriting when an ESA is a Specific breed......and almost every time I have sent them the form, I have a better qualified applicant knocking on the door in a few more days.
At this point, I have a waiting list. I wish I had more units --24.154.xx.x |

With so many applicants these days it’s easy to pick and choose the best qualified. I’m not how applicants like that think they’re helping themselves. I much prefer tenants who don’t need to hide under the whole ESA thing and are honest enough to tell me about their pets. Any applicant who starts out telling me what their rights are is a big red flag. --216.186.xxx.xx |
