I placed an ad on Zillow yesterday and the difference in the quality of the applicants is already readily apparent. It appears that Zillow advises the applicants how to market themselves as a few have sent their application and credit report in with the inquiry. That saves time as I don't have to send my pre-screening form. It's only been a day so the jury isn't fully in yet, but so far I'm impressed.

Prior to signing up with Zillow, I used Turbotenant, Zumper and FB Marketplace. Turbotenant syndicates heavily to FB, as does Zumper, so I was getting a triple blast from FB. Zillow does not syndicate to FB and that may be the biggest difference. --209.122.xx.xxx

I have assumed the zillow application would not cover things important to me.

Did you find it to be thorough, or will they still need to go through your entire app process?

How can you (can you?) tell if their submitted credit report is real &/or recent?

If they did all that, I might consider at least they are willing to put forth some effort - and that is a good character value.

However, will they be upset when they are told they have to re-do everything my way?

Both Zillow and Turbotenant allow tenants to complete the application that they use to apply for apartments. From what I see, it's good deal for tenants to market themselves and just pay one app fee to cover several applications. There's a full background and credit score similar to what I would get if I used the service I normally use. I have no idea what they charge. The report is legit, so I wouldn't make them do another one. They also upload paystubs, W-2's and etc. Turbotenant works similarly. --209.122.xx.xxx

Most of our vacancies get filled through Zillow. I have it set to NOT accept Zillow applications. Too many unqualified applicants who get feisty because they submitted an application and are waiting to find out if they are approved. Some won’t even fill out the prescreening because ( in their mind) they are already three steps ahead of that and I should be calling them to tell them when they can pick up the keys. --75.133.xxx.xx

The Transunion database is the same regardless of where one pulls it from. On thing I did not see is an eviction check however on Zillow's reports. I can easily check PA residents but can't easily do that for other states. I think I'm going to use the information Zillow provides for pre-screening and have them complete a separate application using the Turbotenant platform. Turbotenant provides a far better formatted screening report that combines eviction, criminal and credit combined in one nicely formatted report. Both use Transunion and the vantage score. Up to this point, I had been having people apply through Turbotenant and will continue to do so. They can also upload all documents I require on either platform. Otherwise I'd they'd have to e-mail or give to my physically--neither of which I'm interested because it's a hassle. Turbotenant works similar to Zillow with the exception being far better formatted reports as I compare the two. --209.122.xx.xxx

As to accuracy of the Zillow report, I reviewed an applicant today with $ 273,000 in student loans who was a social worker making about $ 40,000 a year; a non starter for this particular rental due to both income and DTI. Her score wasn't bad though.

Zillow and the rest of these services have no reason to lie for tenants and the information was granular enough to assess. The main issue is whether you get all the information you need in your preferred format from whatever source you're using. --209.122.xx.xxx

I like the concept and will look forward to hearing your updates. My application is still probably more detailed than what Zillow has, so even if I get a credit report for the Big Z, I'd still want them to fill my app out. Then again, maybe I'll give it a whirl just to see how it goes. That's the beauty of running a one man shop: you can change processes on a dime.

I use Zillow but require my own application and credit report, and it has a link in my ad right to the "pre screening" tool I created. Zillow does not give me enough info. Overall I'm happy with Zillow but I do get a LOT of people who apparently just click the "I'm interested" button, which shoots off an email to me that I must respond to...and when I send them an email with some info I never hear back from them. --99.92.xxx.xxx

Ive read that Zillow runs the reports, so tenants just have to pay once to "shop" and apply for the properties. A few of my applicants were not happy to find out they still had to pay for my screening services. The one Zillow paperwork that i did read was vague and not enough information for me anyways. PG, when I say training I mean advise them how to market themselves like they do for landlords listing properties. Zillow will advise LLs to post plenty of pictures, format the ad in certain ways and etc. I suspect they're doing that on the tenant side as well. It makes sense for them to do so because they're trying to create a marketplace and they want to drive both landlords and tenants to that marketplace. They can't get fees from landlords unless the quality the tenants is somewhat decent otherwise you'd just simply use the free services. --209.122.xx.xxx
