How do you name your units as far as when you discuss with your spouse or employees etc? Do you have "pet" names for them? I'm sure it's different for those who have many versus 1-2. We don't have multitudes, so we simply used the street name initially. This worked fine until we got two on the same street! So, of those two, one is near the Kroger grocery store...so now we call all others by the street name, and that one we call "Kroger".

We also have a couple on the same street. We refer to them as xxx-1 and xxx-2, from the first three letters of the street and the order we purchased them in.

We use street names.

When we have two houses on the same street, it is big Aspen (4 bedroom) and little Aspen (2 bedroom), big Highland (4 bedroom) and little Highland (2 bedroom).

Don’t forget stinky Aspen (but don’t they all stink when you first buy them!).

Or leaky Vermont (leaking roof).

Mostly street names. When we get multiples on the same street, it gets narrowed down to, like, "Pecan House" vs "Pecan Duplex." Or we might call something "Garage Apartment" and then when we get another one, we'll call it "Across the Street Garage Apartment." Sometimes it's Pink House (painted pink), "Yellow House" (painted yellow), or Butterfly House (it came to us with decorative butterflies attached to the front porch) or the last name of the guy who sold it to us. Sometimes it's just the house number and the street, all blurred together into one word. :) If we get two that are next door to each other, it might be 1008 and 1010, no street name. It varies depending on what comes naturally to the house. Once in a while, we'll have different names for the same place, until one of us abandons our own pet name for it. We picked up one place that I thought of as Dr Pepper House because it had had a can of Dr Pepper sitting in the window for, like, two years before we got it. But DH liked to call it St. Charles Place, because we got it from a guy named Charles. --137.118.xx.xxx

1. Virginia’s house (prior owner’s name)

2. Martha’s house, (prior owner)

3. Lake house

4. Some called by street names, Briar Ridge, Lemon st, Dix street, 117th etc...

5. Some called by tenants names: April’s house, Saulo’s house, Howard’s house etc

6. Tattoo man’s house (former tenant)

When it comes to Story Time, apartment numbers or letter don't do justice. So with family I have nick names. We select those names based on the tenants. Here are some of those nick names.

Tenant with a great Dane dog, "Horse Lady".

Crazy tenant with red hair, "Lucy (Ricardo)".

Man with 14 cats, "Meow Mix".

Dancer who was on Broadway in the Lion King,"the dancer".

A tenant who is petrified of bugs, even as small as an ant, "fearful".

HAHA RobertJ ... I'm with you on that. It's not more of the property itself, it's the people that live there of how we refer to it.

Typically, just the street name or number (depending).

One I use to call "mad house" because everything the tenant said was "mad". One time she had flies... she called me up and said "I got mad flies". I didn't know what she meant at first ... all I could think of was "why are the flies so mad?" haha --67.242.xx.xx

Wilma, I like your names, but then you have to change names at every tenant change. I rent to a lot of professionals who work for a Fortune 500 company, so they are often here for 18-36 months and then move on. The longest tenant I've ever had is 5 years. Doesn't bother me, as most of them leave the property in decent shape, give proper notice, etc. --99.92.xxx.xxx

How about thinking a little outside the box. Most of you are missing out on a great marketing opportunity by not giving a name to each rental that can be used when "promoting" the house to prospective residents. Take a page from the vacation rental playbook. Sure, use the street name but add a nice adjective behind it.

Jeffrey, no surprise but i actually do this. Who wouldn't want to live/rent "The Sunshine House"... by changing up the headline the ad standouts and gets read and noticed. Right now my ad has an opening picture of Pink Peeps (think Easter) and the headline reads: Have a "Peep". Next up is a cartoon bunny for "Hop right over! " for ST Patrick's Day it was a green shamrock with "It's Your Lucky Day!" My ad sticks out on gosection8 as others use pictures of front of house. Wink, wink, made ya look/click! --172.58.xx.xx

Shop House (we kept the detached garage as a shop)

Velvet Angel (at turnover they left old computers and records for their online/phone $4.99 per minute operation called Velvet Angels. These women were the opposite of sexy but must have had sexy voices!)

We are very rural and most likely know the person we buy the house from or the family. They all get named after the previous owner or tenant. We have Missy's, the Campbell house, Hazel's, Betty's etc. The most interesting is the Damm house. It is a very common last name in our area. I saw a recording where Jeffrey taught on naming units as a way to stand out from the competition and we adopted his technique. If I remember correctly, he named a unit’s floor plan The Williamsburg.

I thought it was a bit hokey when I first heard it (sorry, Jeffrey!) but it has helped set us above our competition. Airbnb coaches suggest you name your unit as they are more memorable when they are named. Home plans are all named, mobile homes all have a name, cars have a name. Think about hotel or cruise rooms- many of the more expensive rooms are named. It makes sense.

As potential guests tour multiple homes, I think it is much easier for them to discuss “Peach House”, rather than, “You remember, that 3 bedroom 2 bath next to the house with the van in the driveway.” We also put the name of the home on any literature we have out for showings. I am working on having a floor plan to include on the literature as well.

When we first started, I was surprised by how many potential guests spoke about the unit by name rather than a generic, the home, or, the 3 bedroom you have available.

We are naming units as they become vacant. We have Pine Crest (home on a hill and covered with pine trees), Peach House (row of peach trees we planted), Pecan House (huge 80+ year old pecan trees), Meadow View (home adjacent to a meadow), and Stable View (home which has a view of the stable).

We are also ordering name plaques for the homes to further set us apart.

My uncle had about 10 scrappy little handmade lake front cottages, (the cement floor was smeared by hand, not a trowel) built during the Depression from scrap lumber. They all had cute rental cottage names

Crow's Nest (His name was Crow)

Nattie's Place (His name was Nathaniel Crow)

No Me Diga - Spanish for "You don't say! His catch phrase.

EVERYONE always asked about that name.

He sold those lots for 1 million each.

Most of these places are 2nd homes. They're not too far from the big cities and townships. The names get competitive and some are hallarious. Go see for yourselves and enjoy the view. Streets & addresses/unit numbers. We have 2 duplexes and 1 triplex. The tri- and one duplex are adjacent. So if we are talking about the du-triplex location it is Division (st). The other duplex is 14th (St).

If referring to specific units I find it odd that we have a unit 1, unit 2, unit A, unit B, and unit C. Why one bldg used unit 1 & 2 and elsewhere units are lettered is beyond me, but it helps keep them straight. Then the 2nd duplex has individual numbers like house numbers (617 xxxx st; 619 xxxx st.) BTW, if you try using the tax records to look up the owner of 619 you won't find it 'cuz the tax parcel is 617 (the number on the other unit). I did once look at a property that had the same number as one of my current buildings. That could have been confusing.

Some of this are issues for only those of us with multi's. If we are talking about something for the entire building, we are painting 14th. But if we are painting only one unit then, we are painting unit #1. --73.239.xxx.xxx
