HR1847 "To suspend obligation of residential renters and Mortgagors to make payment during the COVID-19 emergency, and for other purposes."

For other purposes indeed. If a Landlord applies for aid,all owned property must be registered with HUD, not just those for whom aid will be requested, as well as all other assets. List of properties and valuation will allow taxation based on wealth. May not deny housing for any reason including inability to afford utilities, criminal history, etc. Rents frozen for 5 years. Landlord reimbursement graduated by income. Multifamilies of over 5 units may not be sold or transferred for 5 years without HUD approval and HUD will then notify all eligible purchasers of availability with priority given to non-profit or other housing organizations. Many goodies.

I think if you take a form of assistance you follow the rules associated with that assistance. There are many forms of assistance and each has different rules. This legislation is extreme and won't see the light of day. If this legislation survives it will be in a much different form after all of the negotiating. In 1997 the L.A. Tax Assessor decided not to reduce the tax base on income property sold after there was a significant decline in property values, so the County could keep the over payments for years and earn high interest rates -- $36,000,000. Then when an appeal is filed by the tax payer, only the principal over tax and not the interest would be returned.

The way all City and County employee's could receive their bonus, keep their jobs, continue to drive city provided vehicles and get free gas debit cards.

The landlords had to struggle so the elite could splurge.

Oh also the City made sure to push assisted housing so they City could skin 25% of the rents paid by the State into their pockets.

The current new regulations are another attempt to "over" tax the middle class with the false pretense it's to help the poor, but really the ultra rich. --47.155.xx.xxx

Instead of spewing outrage to the converted on the platform, we need to do something about this. My suggestion:

1) Write to all of your elected representatives (federal, state, and local) and give them a reality check. Explain to them that providing housing is a BUSINESS, not a charity, just like grocery stores and gas stations. The motivation for offering your services is PROFIT. It's not a dirty word, it's how you get paid. Explain how a bill like this will put you out of business and make the housing problem worse. Mention the disaster that is government housing projects. Suggest that they might consider SUPPORTING small business owners who provide housing instead of telling them to bend over and drop their pants.

2) Put your money where your mouth is. We all talk about how we need to band together as housing providers to fight for our rights. Pacific Legal Foundation just won a case in Ohio that ruled that the CDC overstepped its bounds with the eviction moratorium. They fight for the rights of property owners all over the country. The bill was introduced to the US Congress on March 11, 2021 and has been assigned to the Financial Affairs Committee. Interestingly enough, it was said to have passed the constitutional authority test. So yes, she is proposing a federal law. --216.23.xxx.xx

Lana, I think "passing the constitutional authority test" has different meaning to different Americans these days. Like I've said, this administration* has lost its credibility. If things pass that affect my business that I don't agree with or doesn't make me money, I'm finding ways to ignore it. I can add to that that I will also look for ways to not do business with people who these types of laws benefit.

I go back to the PPP and EIDL loans. Housing Providers who hadn't lost a cent of rent were lining up to get them "premptively" and others because they knew that at least some would not have to be paid back. People without a single person on a payroll were grabbing Paycheck Protection Loans.

In future, if you are going to do that kind of cash grab, you probably should have to prove you need it! AS A TAXPAYER myself, I'm not a fan of Housing Providers enriching themself at my expense.
