Good tenant just moved out. Mid Month she had a confrontation with her baby-daddy who doesn't live there and she had her Uncle screw the doors shut from the inside, I don't know how he got out, maybe he engineered the 2x4s set up and she screwed it in, or maybe he stayed there that night, I do not know. But tenant says the babydad left with her keys and she was afraid and called the Uncle who screwed wood into the metal doors of my house, Both front and back doors. The entire house is NEW, total gut rehab and she is the first person to live there, She has been there 8 months, prior to this she was in one of my two bedroom homes, but when the baby came she was out of space and moved to this newly rehabbed house. And in two weeks she packed up and today is on a plane to her mother's in another state. No 30-day notice, claims domestic abuse, call the police and so forth. NOW we did her walk thru yesterday and the house is clean, she lived there 8 months so I was glad to see that. However there are screw holes on the new wood floors where he braced the door knob and there are more screw hold in the metal door, as Uncle screwed into the door! She said I could just put caulk in the holes and no one would know. I said "The entire house is new and the door may need to be replaced as I don't know how to fix that,. and it is a NEW DOOR!" So i drove away thinking if I am really goin to do that - take two new metal doors and labor out of the deposit... After all I she could have phoned me and I could have rekeyed the locks in 3 minutes and of course they make a bar to go under door handles, that doesn't do any damage. The floor can be fixed, they are newly sanded, stained and polyurethane but the doors, The doors still work and lock, but they are not the same doors I gave her, Lease says no nails or screws in anything other than drywall .I want to replace them both and take out of deposit, what would you do? --172.58.xx.xx

Charge her. Sometimes I just want to strangle them.

I had a nice new carport door, the kind with blinds between the glass. The front door was an older wooded door.

Dumb tenant locked her keys in the house with her toddler inside who she could see. Did she call me who lives ten minutes away? No. She called 911 who sent the fire department. Did they break down the old wooded front door? No, the rammed, gouged and bent the brand new nice carport door.

It’s a fact of life for landlords that we deal with dumb people who have no concept of how to prevent damages nor how much time and expense they cost to fix. Each time this happens my lease gets longer and longer. --216.186.xxx.xx

I would charge her for brand new doors and the cost to install them, as well as the cost to repair the floor. Screwing 2x4s into the steel doors is excessive. VERY excessive.

Now, depending on how may holes, you may be able to fix them with bondo, then sand, the paint the doors, but you'll need to determine whether that will decrease the structural integrity of the doors and whether it will cost more in time/labor than simply two new doors from Lowes.

Sorry to hear of the troubles.

I would charge her for everything. Why on earth would she have not just called you and had you change the locks!?! Even the dad should have known better.

I would charge for new doors but would then repair the old doors with body filler. If you wanted, you could install new doors and keep the old doors to repair in your spare time and reuse on another property or this one at a later date. Either way, she owes you for new doors, repaired floors and next months rent.

Thanks all I will re read my lease, but I did write that it's covered and I do not eat lunch with Uncles of tenants and/or tenants. However anytime RB you are in my zipcode, I'd gladly join you for lunch.

I may get a quote for repair but it may be just as much as replacement doors. Would a car repair person do that type of work? They are metal not fiberglass doors. Yes, I have Brad's lease. And for LISA I had the same feeling! We would certainly have alot to chat about over lunch! --172.58.xx.xx

I agree with Barb (MO). Bondo should work pretty good to repair. You'll want to "dimple" the door first with the round end of a ball peen hammer so the bondo can be sanded flush. --99.92.xxx.xxx

Definitely charge for the doors. But instead of going through the work of replacing, just use auto body filler, sand smooth and repaint to match. I've done it on new homes because some idiot subcontractor dented a steel door. --174.67.xx.xxx

First of all, she is not a “good tenant”. Good tenants don’t have violent baby daddies and crazy uncles who drill holes in doors. Do you have a sizable security deposit? If so, share her for new doors and replace. To be fair, give her the hole-y doors as souvenirs of her and her family’s stupidity.

If you don’t have enough security deposit to cover their replacement, then I’d repair the door, unless you are way better than I am in chasing ex-tenants for damages. --98.13.xx.xxx

Full price for the doors, but check your local law. You might not be able to charge 30 day rent for no notice because she is claiming domestic violence.
